SUMMARY/OBJECTIVE

The Project Manager is responsible for ensuring that construction projects are completed according to schedule, at an above industry standard of quality, to the full satisfaction of the client within budgetary guidelines.

ESSENTIAL FUNCTIONS

  • Conducts preconstruction meetings with estimating and field operations personnel.
  • Prepares Proposal Letter to be used as an exhibit in the Prime Contract.

  • Finalizes project costs and issues Project Contract.
  • Prepares, updates and monitors Project Schedule to ensure compliance with the Project Contract.
  • Subcontractor Buyout – issuance and scope of work/progress monitoring.
  • Prepares Request for Proposals, Change Orders Requests and oversees Change Order Administration.
  • Supports the on-site construction activities and Project Superintendent by obtaining necessary permits, providing responses to RFIs, and issuing drawings and changes.
  • Attends weekly job meetings and prepares meeting minutes.
  • Prepares monthly job forecasts, project billings and subcontractor billings.
  • Responsible for maintaining all project documentation, to include transmittals, project directories, current contracts and correspondence.
  • Responsible for overseeing quality control, and compliance with contractual requirement.
  • Oversees all fiscal aspects of the project, including: issuing all subcontractors, approving all vendor invoices, monitoring cost of self-performed work, and pricing and issuing of project changes.
  • Acts as liaison between Oltmans Construction and the client, architect, engineers, and governmental entities.
  • Responsible for project close-out.

SUPERVISORY RESPONSIBILITY

The position provides direction and leadership to the Project team.

POSITION TYPE

This is a full-time position.

TRAVEL

This position requires minimal travel to attend off-site meetings.

EDUCATION/EXPERIENCE

  • Bachelor’s degree in construction management, engineering, architecture or other related field or equivalent combination of technical training and/or related experience.
  • Must have healthcare experience, OSHPD preferred.
  • Certifications in LEED, OSHA, Water Quality, etc. a plus.
  • Minimum of 5 years experience working for a commercial general contractor required.
  • Working knowledge of CMiC, Viewpoint or equivalent, a plus.
  • Proficient in Microsoft Office applications such as: Excel, Word, PowerPoint, Outlook and Microsoft Project Scheduling software.
    Must be self motivated.
  • Strong analytical and problem solving skills.
  • Must possess excellent verbal and written communication skills.
  • Must be able to effectively direct the work of others, and to provide leadership throughout the company.

SUMMARY

Provides full estimating services on all sizes of projects and contract types.

ESSENTIAL DUTIES AND RESPONSIBILITIES include, but not limited to, the following. Other duties may be assigned.

  • Prepare Conceptual Budgets/Negotiated Pre-Construction Agreements
    • Attend pre-construction meetings and client presentations.
    • Work with Project Management to generate an accurate schedule.
    • Coordinate job walks and discuss the project with key trades for accurate unit pricing.
    • Prepare take-off quantities. Provide value engineering ideas to clients.
    • Review take-off quantities generated by Junior Estimators. Provide and manage guidelines for On-Screen Take-off presentation.
    • Prepare Excel Budget/Preconstruction deliverables for client.
  • Prepare Negotiated and Hard Bids
    • Attend client meetings, visit project site and assess site constructability.
    • Review bid documents for accuracy, completeness and special project requirements.
    • Set-up trades, proposed subcontractor list and project description using bid invitation software.
    • Coordinate job walk and discuss project with key trades.
    • Generate RFIs for plan and specification discrepancies.
    • Work with construction team and subcontractors to identify trade specific time durations for each scope of work in order to generate an accurate schedule.
    • Review and qualify all subcontractor proposals to ensure a complete scope of work.
    • Prepare final Bid Package for submission to client.
    • Review project status during course of construction.
  • Concrete Estimating
    • Coordinate meetings with Field Operations to determine constructability, perform detailed concrete take-offs and calculate pricing using various sources.
    • Price change orders during the construction phase of the project on an as needed basis.

KNOWLEDGE, SKILLS AND EXPERIENCE

  • Bachelor degree in construction management or other related field required or equivalent combination of technical training and/or related experience.
  • Ability to accurately and efficiently estimate construction costs.
  • Excellent verbal and written communication skills.
