Situated north of the Riverside (91) Freeway near the intersection of East La Palma Avenue and Hancock Street, AJAX La Palma Business Center is the newest addition to Orange County’s largest base of warehouses and distribution facilities. Formerly a cement manufacturing plant, the property has been in the Goodman family since 1960. After five decades, the property and the old manufacturing plant had come to hold a lot of sentimental value for the Goodman family and was an important consideration when Oltmans Construction Co. was contracted to rehabilitate the site.

Oltmans provided general contracting services including the following: careful removal and preservation of the historic equipment inside the old manufacturing plant, self-performing drywall, rough carpentry and concrete in the new concrete tilt-up building, associated site work and landscaping, and tenant improvement services intended for Shaxon Industries, Inc., who now occupies half of the building. The 93,447 s.f. industrial building was delivered on schedule and within budget.

Demolition of existing site was a significant part of the project, as the Goodman family was very specific about which equipment they wanted to preserve and which they wanted to dispose. To ensure the smooth and satisfactory demolition process, Oltmans created a two-step plan, color-coding both the drawn-up schematics and the physical pieces at the existing building to indicate the status of each piece of equipment.

Tight-site constraints were another consideration during construction. The total building site amounted to 201,494 s.f. with existing buildings on both sides of the site’s property lines. Impact to neighbors were a high consideration throughout the duration of construction.
