175-unit three-story building condominium complex with two-story subterranean parking structure. Also included: exercise room, swimming pool, locker rooms and café. Extensive exterior architectural enhancements. Oltmans worked closely with Callison Architects of Seattle, Washington during the design phase, providing value engineering and constructability review. Oltmans’ team provided design / build services for the mechanical, electrical, plumbing and fire sprinkler scope of work, as well as full general contracting services for project. The site is located in the Sierra Mountains near the Mammoth Ski Resort area. A significant portion of the construction operations were completed during the winter months with up to twenty feet of snow. Temporary protection and precise sequencing were necessary to meet the construction schedule deadline during the inclement weather conditions. The soil conditions included heavy rock and boulders which required blasting to remove them and subsequent de-watering operations with a storm water recovery system. The site is adjacent to the Valentine Timber Reserve, as well as the local water supply, Mammoth Creek. The close proximity to these two sensitive areas required significant water runoff mitigation and quality control systems to be put in place and closely monitored. The project challenges were successfully managed with pre-construction planning and teamwork with our subcontractors. The Client was very satisfied with the quality of the project completed on time and budget.
