Vogel Properties – Building 6 (LEED Certified)

Building 6 is purchased by Vogel Properties and was built for immediate occupancy. It is a 147,564 s.f. spec building sitting on 7.86 acres. It includes 10,694 s.f. of 2-story HVAC office space and include 18,000 s.f. tenant improvements. There are 289 parking stalls, T-5 lighting with motion sensors, 2 grade level doors, and 16 dock high doors. It is a LEED building and includes a warehouse, breakroom, men and womens restroom, and exterior landscaping.

Overcoming Challenges

A challenge that occurred during construction were the necessity for a soil methane barrier and proximity to the airport. The previous occupants had contaminated the soil and a methane barrier needed to be installed below the concrete floors. This barrier is to protect the occupants of the new buildings. Each time there was underground work they had to be careful not to disturb that barrier. Long Beach Airport & FAA had several restrictions and codes the site had to abide by. For example, we had to obtain an FAA permit to utilize cranes. All equipment, light poles, trees, plants, and fences had to be below a 40 foot clearance and leave a clear path for emergency landings. One of the primary challenges on this job was weather. The site conditions had high concentrations of clay soil which retains a lot of moisture. Nov through Jan saw a lot of wet days. As a result the project schedule was delayed over 2 months. Since our clients wanted to get their tenants into the building ASAP, a series of strategic rescheduling and acceleration of work, was accomplished and we were able to still meet our client’s timeline with minimum dollars spent for overtime expenses.
