SUMMARY

The Superintendent is responsible for managing the field operations of our construction projects, to ensure that all projects are completed according to our standards of quality, on time and within budget.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for planning, directing and supervising all field operations.
  • Reviews existing site conditions, constructability issues and governing authority rules and regulations.
  • Supervises, coordinates and schedules all subcontractors in order to stay on track with project schedule.
  • Ensures subcontractors are fully executing and complying with contracted scope of work.
  • Coordinates required inspections.
  • Identifies conflicts in construction progress and communicates them to project team.
  • Attends regular job meetings with project manager and project owner.
  • Prepares daily reports reflecting activities, incidents, delays and essential information.
  • Implements safety protocols and OSHA safety standards. Conducts weekly safety meetings.
  • Implements and monitors Storm Water Pollution Prevention Plan (SWPPP) and Best Management Practices (BMP).
  • Reports weekly payroll, assigning proper job and cost code allocation.
  • Assists with project estimating and budgeting.

This position has supervisory responsibility.

  • This position involves work at a construction site where duties will be performed both indoors and outdoors.
  • Dexterity of hands and fingers to operate a computer keyboard, mouse and other business machines.
  • Employee is regularly required to stand and walk; use hands to handle or feel; climb or balance; stoop; kneel, crouch, or crawl and talk and hear.
  • Occasionally lift and/or move up to 100 pounds.

Position type

This is a full-time position. Evening and weekend work may be required as job duties demand.

Travel

Travel between jobsites is required.

Education/ Experience

  • Must have 5+ years of experience in commercial construction.
  • Must possess an extensive knowledge of traffic control, demolition, grading for infrastructure, pipeline installations, electrical backbone (Rule 20) work, gas main work, hardscape, landscaping, paving, signalization, signage and striping.
  • Able to read and interpret blue prints.
  • Able to identify deficient work and provide solutions.
  • Able to effectively provide direction to jobsite crew, subcontractors and vendors.
  • Able to utilize a laptop in order to submit weekly payroll.
  • Skilled in oral and written communication

Concrete Project Manager

Job Description

Job Title: Production

SUMMARY

This position assists the Concrete Division with efficient and effective project management duties by providing support in overall project coordination, monitoring information and processing documentation between all departments.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform bid reviews on ground up projects to assist estimating team with constructability and pricing.
  • Collaborate with and participate in the design and construction process with the Oltmans Concrete estimators and Field Operations team.
  • Prepare job start-up responsibilities which include but are not limited to; budget review, bid item uploads; review and execution of subcontract agreement, issuance of project specific subcontracts and purchase orders, formulate job tracking spreadsheets, prepare job contact list and confirmation of scheduling.
  • Plan, organize and manage procurement of long lead material items or 3rd party engineering.
  • Manage and recognize potential cost impacts arising from drawing changes, sequence, schedule, extra work items or other subcontractors.
  • Track and manage list of change orders or potential impacts.
  • Monitor and effectively partner with project team including: estimators, general field superintendent, on-site superintendent and accounting team to ensure project is constructed efficiently on time and under budget.
  • Collaborate with operations team to discuss budget, schedule and logistics plan.
  • Prepare and submit monthly forecasts and billing.
  • Weekly project tracking of labor, material, and equipment usage.
  • Supports the on-site construction activities by ensuring all responses to RFI’s, submittal approvals, and current drawings are on hand.
  • Works with Insurance and Safety dept. to ensure subcontractor/vendor compliance.
  • Maintains job files with submittals and RFI’s.
  • Reviews and approves material supplier invoices designating activity phase codes.

Essential Functions (Cont’d.)

  • Assists in LEED documentation reporting.
  • Review and finalize job costs creating historical cost comparisons.
  • Review final performance of project with estimating team and upper management.

  • BS or BA required; Construction Management, or related field preferred
  • A minimum of 5 years working on Industrial/Heavy Commercial projects
  • A minimum of 5 years of concrete construction experience
  • of 5 years understanding all phases of heavy concrete construction and administrative responsibilities.
  • Concrete Estimating experience a plus
  • A minimum of 5 years plan reading and understanding of specs.
  • Microsoft Office (Word, Excel, Project, etc.)
  • Working knowledge of Bluebeam, On-Screen Takeoff and Adobe or similar
  • Familiarity with OSHA safety rules.
  • Understanding of LEED guidelines.
  • Must possess excellent verbal and written communication skills.
  • Must possess strong analytical and problem solving skills.
  • Must be self-motivated.
  • Working knowledge of CMiC, Viewpoint or equivalent a plus.

Estimator

SUMMARY

Provides full estimating services on all sizes of projects and contract types.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Manage Negotiated and Hard Bid process as the Lead Estimator for various projects.
  • Review bid documents for accuracy, completeness and special project requirements.
  • Set-up trades, proposed subcontractor list and project description in Building Connected.
  • Generate RFIs for plan and specification discrepancies.
  • Attend client pre-bid meetings, visit project site and assess site constructability.
  • Coordinate job walks and discuss project with key trades for accurate pricing.
  • Assign trades and oversee other estimators work / assist other Lead Estimators as a trade analyzer on their projects.
  • Work with construction team to identify trade specific scope of work, and generate accurate scheduling.
  • Prepare General Conditions pricing for management of the project.
  • Review and analyze / qualify all sub proposals to ensure a complete scope of work.
  • Utilize On-Screen Take-off for quantity survey and/or overlay of drawings.
  • Review take-off quantities generated by other Estimators and trade subcontractors.
  • Prepare final Bid Package for submission to client including review of marketing materials, creation of proposal letter and estimate summary.
  • Provide value engineering ideas to clients.
  • Prepare GMax Bid Book and meet with client to review pricing.
  • Review project status during course of construction for lessons learned and budget tracking.
