101 North Sepulveda is a 3-story office building prominently positioned on the northwest quadrant of Sepulveda and El Segundo Boulevards in the Smoky Hollow area of El Segundo. The landmark building was built in 1984 and has undergone significant changes to become Smoky Hollowâ€™s newest â€śClass Aâ€ť creative office building. The renovations included a new distinctive faĂ§ade, renovated common areas, upgraded subterranean parking structure, and the build-out of a sky deck to take advantage of the views.
The unique characteristic that sets 101 apart in the funky Smoky Hollow area is the spacious 30,374 s.f. floor plate for a large creative user (part of a larger 70,000 s.f. floor). Currently the building is leased to leading-edge tech and new media companies and includes exposed 14â€™ ceilings, polished concrete floors, extensive window lines, natural light and collaborative open space. The building has been awarded the Energy Star label for its operating efficiency for the last six years and offers a solid, secure infrastructure.
Paul Solomonâ€™s 6171 Blvd project is a three (3)-story interior and exterior renovation of an existing office building in the Los Angeles International Airport Submarket. The 6171 Century project marks the turn of the LAX submarket towards a new kind of business space/need. The revitalization begins with this 92,000 s.f. office space inclusive of: new facades, office buildouts and direct views of the International Airport.
To allow for maximum flexibility for future leasors, Oltmans scope of work included demolition of the existing three (3)-floor interior space, updating the existing HVAC and elevators and updating the 1st floor building facade, lobby and ownerâ€™s suite, while leaving the rest of the building as open spaces to be specifically fit to future leasors. Tenants already onboard include Hensel Phelps, M-Theory, Stella Travel Services and Team Rubicon.
The 1st floor lobby itself, features ribbon-glass fronts along three sides of the building featuring a geometric folding ceiling made of wood. The architectural folding ceiling leads into the lobby and down the vertical spaces and is complimented by the buildingâ€™s existing concrete floors.

The three-story, 35,076 square-foot facility provides the local community with access to high-quality medical services close to their homes and places of work. While PIH Health has updated and revamped many existing medical offices throughout the area, this is its first completed ground-up construction project in the Santa Fe Springs/Norwalk area. Centrally located between PIH Health Hospital – Whittier and PIH Health Hospital – Downey, the new Santa Fe Springs medical office building brings multi-disciplinary care to the neighborhood coupled with the latest in medical technology and facility design. The Bloomfield Medical Office Building offers the following services:
- An Eye Care Center.
- A Family Medicine office where primary care is offered for the entire family.
- An Orthopedics & Sports Medicine office where patients can be seen for a wide range of services related to diagnosing and treating bone and joint conditions.
- A Radiology Department providing X-rays when necessary.
- An Urgent Care Center that is open daily, including holidays.
- A Community Pharmacy where prescriptions can be sent by your physician electronically after an appointment, filled by a pharmacist, and conveniently purchased on the way out.
- One centralized lobby and check-in area welcomes visitors to expedite patient registration. There is open space on the buildingâ€™s third floor for added services that will reflect the evolving needs of the community.
Building exterior features: The ground floor of this 3-story, steel building is clad in granite while the second through third floors are clad in pre-finished metal panels and ribbon windows. The facility has a larger â€śsisterâ€ť, building on the PIH Hospital campus, the Ernest D. Wells Medical Office Building, with a very similar faĂ§ade that serves as a type of branding for the Hospital.

Oltmans provided general contracting and building services to Professional Hospital Supply, a national company providing custom packaging and distribution of medical supplies and materials to hospitals in California, Arizona, Colorado, Idaho and Utah. This project is a three-story concrete tilt-up building and includes a structural steel component for the office/tenant improvement portion of the work. The project features high end corporate offices with a 526,000 s.f. warehouse/distribution facility on the first floor. This job required moving 1 million cubic yards of material to create a building pad. The exterior entry consisted of a glass curtain wall system. Some of the high end interior features include: a grand entry lobby with wood panels and a curved stairway incorporating a stainless steel and glass handrail, multiple executive suites along with a massive multi-media conference/board room, kitchen and dining facilities, offices/cubicle farms, modular arts interlocking rock panel wall and a woven wall system were also used. Art was featured throughout the building as well as high end furniture pieces.

The Haven Park project was part of a 12-acre mixed use development in Rancho Cucamonga, California. The project comprised of two, 75,000 s.f. 3-story concrete tilt-up office buildings, two retail buildings totaling 21,200 s.f., and a freestanding two level parking structure.
Some of the challenges that faced the project included adapting the design and construction to a tight site as well as staying on top of an aggressive schedule. In addition to the shell construction, Oltmans provided core work as well for future financial, educational, and retail tenants such as casual restaurants, shops, and office related businesses. Oltmans also provided associated site development and off-site work, including street widening and new traffic signal.

Full development of a 26-lot hillside multi-use business park inclusive of surrounding roadways and site utilities. Development also included two (2) 80,000 s.f. steel-structured three-story office buildings and one (1) 70,000 s.f. two-story commercial tilt-up structure.

This 102,562 s.f. project was a type III-1hr., three story concrete tilt-up above grade building with one level of subterranean parking. It required proper shoring installation to protect the existing buildings that surrounded the project and allowed for construction of the below grade parking structure. Substantial sequencing of the construction process was required to build the tilt-up panels over the subterranean level, where the panels were attached to a structural poured-in-place deck over masonry walls and poured-in-place columns. A three story structural steel frame was built adjacent to the concrete tilt-up panels to contain the lobby cores, which included stairs and elevators. The steel was covered in a metal and dual glazed curtain wall with exterior plaster, along with contemporary precast columns and plaster accents. The building contained one level above grade parking as well as two floors of rental office space. The lower floor level was constructed with structural steel beams and metal decking with the upper floor and roof constructed of glue laminated beams.

The project involves the construction of two (2), three-story office buildings (â€śwarm core/cold shellâ€ť with lobby, restroom and elevator core). Both buildings are concrete tilt-up with composite metal panels and glass/glazing exterior.
Building 5 is a single story office building and is a concrete tilt-up structure with glass/glazing exterior and includes core improvements.
Building 6 is constructed using structural steel and the exterior skin is clad with a combination of precast concrete, GFRC (Glass Fiber Reinforced Concrete), composite metal panels and glass/glazing. Core improvements is also included in the scope of work.

The Airport Corporate Center at CentreLake project is a 9-acre office complex consisting of one 3-story office building and seven single-story buildings with associated sitework. The project is adjacent to the Ontario International Airport on Guasti Road at Haven Ave. The project features a custom lobby within Building 1.

This award-winning project was constructed for Pacific Sunwear in Anaheim, California. The project included a fully improved 3-story, 180,000 s.f., concrete tilt-up corporate office building, which included state-of-the-art full-service kitchen and cafeteria facilities.
This project also included a Receiving and Distribution Warehouse with a total 300,000 s.f. building footprint, including a 60,000 s.f. working mezzanine and 20,000 s.f. of warehouse offices. Special features of this warehouse offered 30â€™ clear-height with a ESFR fire sprinkler system in addition to intricate high-end conveyor and material handling rack systems.
