Preconstruction and construction of a new Toyota Vehicle Processing and Distribution Center (VDC), to replace the existing VDC facility, within the same paved (144 acres less 16-acre reduction) lot. The new facility will consist of a LEED Gold Certified 155,000 s.f. post production building, 5200 s.f. car wash and a 3,500 s.f. fuel island to replace multiple existing structures and consolidate the functions of the current Vehicle Distribution Center into a 21% smaller footprint. The project will create more efficient workflow, reduce vehicle movement and emissions, and increase site safety and update the seismic security of the facility.

Remodel of two existing building as follows:
Building A is an existing non-conforming 228,847 s.f. building of Type IIIB ConÂstruction with an S-1 Occupancy. Existing building footprint and S-1 Occupancy to remain.
Building B is an existing 66,227 s.f. building of Type IIB Construction with an S-1 Occupancy. A change of use from S-1 to F-1 is proposed.
At both buildings, existing dock doors along the north elevation will be resized. The existing fire protection system will be replaced with a control mode system. Site improvements to include new landscaping along Merced Street, re-striping of parking lot, and new light standards.
Tenant Improvement for 10,000 s.f. of existing facility and a 3,000 s.f. addition with an indoor therapy swimming pool. The project also includes remodel of existing parking lot and site work. When complete, the space will be used for physical therapy.

Convert existing metal building into showroom to include furring out exterior walls with soffit lighting, sanded and polished concrete floors, updated to new LED lighting throughout, convert existing overhead doors to storefront entry system, new mechanical system with exposed spiral duct. Work also includes upgrading the existing office area with new dry erase coating on walls, new ceiling tiles also with upgraded LED lighting, refurbishing the existing mill work and installing screen wall to hide the electrical transformers. Exterior improvements include removing and replacement of asphalt pavement,replacing deteriorated metal skin and skylights and new painting.

Oltmans continues to have a strong partnership with Living Spaces, assisting them in their aim to open six (6) new stores every fiscal year.
These projects range from new, ground-up showrooms to conversions and renovations of existing facilities.
SNAPSHOT OF 2016 PROJECTS:
Gilbert, AZ 110,000 s.f.
Located in Gilbert, Arizona, the Phoenix showroom, scope is an accelerated design-assist of 110,000 s.f. retail showroom & warehouse space. The project involved complex coordination between owner’s subcontractors/finishers, the Living Spaces Stock Team and the shell contractor to complete the project in 14-weeks and allow Living Spaces to meet their scheduled opening date.
San Leandro, CA 100,000 s.f.
The San Leandro project involved conversion of an existing shell into a 100,000 s.f. retail showroom. The scope of work included all new interior, non-structural load bearing walls, new restrooms, mechanical ductwork, and electrical and plumbing associated with the new restrooms. Despite weather delays, the project is nearing completion, and is anticipated to open on-time according to schedule.
Glendale, AZ 126,000 s.f.
The new Glendale showroom is another conversion of an existing building into a retail showroom. The scope of work includes all new plumbing, mechanical units, as well as electrical, new lighting and all finishes. The project also involves a lot of coordination with owner’s subcontractors and showroom stock team. The showroom is anticipated to complete mid August 2016.
Construction of new single 2 story, 44,500 s.f. medical office building, Oltmans scope included core & shell construction, complete site work and landscaping improvements, and renovation of an existing parking structure. Project highlights include white oak stairs, European lobby wall tiling, and an iconic surfboard sculpture symbolizing the Huntington Beach lifestyle. Coordination between building tenants (MemorialCare and Fresenius Medical) and their contractors allowed this facility to be operational shortly after Oltmans scope was complete. Renovation of the existing parking structure required close collaboration between the Ware Malcomb, Oltmans, and our subcontractors to provide an innovative solutions for this aging structure. The pavilion will be a Class A medical office building located along busy Beach Blvd in Huntington Beach.

The Laguna Woods Village is a retirement community located in Southern California. This project is a 12,500 s.f. renovation of an existing historical building that includes new construction of a storage building, a loggia structure and adjacent site improvements.
The scope of work includes restoring of the original terra cotta tiles on the exterior of the building, updating & refurbishing the clubhouse & ballroom trusses, doors & windows, installation of new ceramic tiles throughout the restroom & kitchen, updates to the ceiling fans & chandeliers and restoration & upgrades to the roof structure & tiles.
The project involved coordination with the surrounding Laguna Woods Village Community to maintain a secure construction site while still allowing access to posterior golf cart paths, thus reducing the impact of construction on the local community.

Concrete tilt-up warehouse and distribution facility with site improvements and new offices.
The Pier One facility has been constructed on a massive 38 acre site. It appears smaller than its actual size of 750,000 s.f. due to the numerous, esthetically attractive, triangular shaped glass pop-outs are further enhanced by the pitched blue metal roofing system covering the structure and canopies, with a radius shape over the steel trusses to identify the main entrance of the 14,000 s.f. office area. The entrance is further accented by the extensive use of sandblasted concrete walls and palm trees. The office area includes a state-of-the-art kitchen and large-break room with vast quantities of ceramic tile, marble and granite flooring. Many of the doors have card key access capabilities, including a motorized gate to the truck dock area. The entire truck dock area is comprised of 336,000 s.f. of concrete paving and also includes sixty (60) dock doors with levelers, screened from view by fourteen foot high concrete walls that span approximately 2,050 lineal feet. Those walls are further emphasized by accent stripes, sand blasted concrete and triangular shaped pop-outs that offer a pleasing, unique appearance. The warehouse has been constructed to accept 30′ high rack storage and features ESFR sprinklers density along with every joint being calculated with MM80. The structure is designed to accommodate a future 250,000 s.f. expansion.
After 15 years, the facility underwent a 244,000 s.f. three (3)-sided add-on to the existing facility. Upon completion, the project will include an additional 4,000 s.f. of office space.
