The Center at Needham Ranch, Phase 1-A

Phase 1-A construction includes mass infrastructure and grading as well as the creation of three (3) speculative concrete tilt-up warehouse and distribution centers (Buildings 1-3), which measure 62,340 s.f., 164,609 s.f., and 204,538 s.f., respectively. Phase 1 broke ground in August 2017 and is expected to begin deliveries during Q3 2018. Oltmans’ scope also includes the safe relocation of the 92-year-old Live Oak Manor rock archway, to make way for new improvements.

The Center at Needham Ranch is a 135-acre, master-planned business park offering state-of-the-art facilities on a speculative and build-to-suit basis. Once completed, the business center will provide up to approximately 4.3 million square feet of industrial, office, and research and development facilities.

Chino Kimball Industrial Business Park

Chino Kimball Industrial Business Park is a 68.71-acre, master-planned industrial park located east of the Chino Airport. Sares-Regis Group owns and professionally manages all 25 buildings, totaling 1.1 million square feet, with buildings ranging from 5,825 s.f. to 349,000 s.f. This project will be constructed in two phases: Phase I (currently under construction) will be buildings 1 – 8 and Phase II (future projects) will be buildings 9 – 25.

AES Deployment Center

Convert existing metal building into showroom to include furring out exterior walls with soffit lighting, sanded and polished concrete floors, updated to new LED lighting throughout, convert existing overhead doors to storefront entry system, new mechanical system with exposed spiral duct. Work also includes upgrading the existing office area with new dry erase coating on walls, new ceiling tiles also with upgraded LED lighting, refurbishing the existing mill work and installing screen wall to hide the electrical transformers. Exterior improvements include removing and replacement of asphalt pavement,replacing deteriorated metal skin and skylights and new painting.

Quality Aluminum Forge

Oltmans Construction was awarded a GMP relocation project for Quality Aluminum Forge. The scope of the project is to construct a 40,056 s.f. metal building and assist in the relocation of QAF’s current manufacturing facility into this new smaller space.

Goodman Commerce Center Eastvale

Goodman Commerce Center Eastvale is one of the largest, mixed-use developments in Southern California. Spanning 200 acres, the Center will provide Class A logistics, retail, medical and business park facilities. Oltmans Construction provided preconstruction and construction services on industrial buildings 1, 2, & 3, including building TIs, as well as the 8 buildings that make up the business park, infrastructure and mass grading work. .

Business Park (Buildings 1-8) 180,312 s.f. total, eight (8) multi-tenant and free standing buildings.

Infrastructure/Mass Grading Work Construction of a pedestrian bridge with two (2) elevators which crosses Goodman Way connecting to a 4.7-acre newly constructed parking lot (off-site), new streets, widening and improvements on Hamner, Bellegrave, Cantu-Galleano. Project is surrounded by different county lines and Oltmans coordinated with the City of Eastvale and the City of Ontario as well as Cal Trans, SCE and The Gas Company. Additional work included 3,200 ft. of industrial sewer, 6.1-acre detention basin/bioswales, curb & gutter, street lighting, signalization, and median & perimeter landscaping.

Redlands Distribution Center #12

Construction of new 578,000 s.f. tilt-up building with spec tenant improvement.

Street Improvements

Anticipated street improvements for this project include, new asphalt, medians, traffic signals on the corners of Alabama and Pioneer and San Bernardino St & Alabama streets, and the widening of both Pioneer St & Alabama. Oltmans will also be installing approximately 3,724 lineal feet of curb and approximately 1,650 lineal feet of curb and gutter.

Redlands Distribution Center #17

The project consists of a new 777,620 s.f. concrete tilt-up industrial building which includes a 747,620 s.f. warehouse, and 30,000 s.f. of speculative office space.

Street Improvements

Street work include approximately 2,631 LF of new curb, curb & gutter, as well as over 2,435 LF of expanded sidewalk. Oltmans also provided utility coordination and tie-in with the existing systems in the City of Redlands.

Perris Logistics Center

This 700,000 s.f. project is a LEED CS 2.0 certified, concrete tilt-up crossdock building with dual 280 foot truck courts, offices to suit, 312 trailer parking spaces, 360 car parking spaces, fenced yard, 32’ Clear Height, 4 ground level doors, and 112 dock high doors.

Door Components

Door Components consolidated their two existing locations into the new facility to enhance their ability to manufacture stainless steel metal doors and window frames. Oltmans provided design-build services and self-performed the concrete construction. The futuristic facade on the 93,183 sf concrete tilt-up gives it a purposeful skewed look. The unique 13,000 sf of interior office space includes a 2-story window wall that allows viewing into the manufacturing area from the offices. The building is constructed utilizing advanced seismic stability and energy efficiency.
