Loma Linda University Health Administration Building

A three (3)-story 153,029 s.f. concrete tilt-up building with structural steel frame/metal decking core & shell for various administrative departments at Loma Linda University. A few project highlights include installation of 1,958 Geopiers to support the building foundation, an architectural entry canopy, two (2) third floor balconies, six (6) 75-ton air handler units, an emergency generator and building infrastructure to support approximately 3,000 future Loma Linda employees.

Meredith International Centre Bldgs 1-7, Infrastructure and Solar

In 2012, SRG Commercial (SARES•REGIS Group) gained control of a rare, large, undeveloped parcel of land in Ontario, off of Vineyard and the I-10 Freeway. The site was originally part of a high-density plan area, developed in 1981, consisting of office, retail, hotel, and residential space. With fluctuations in market demand, a plan was devised to develop a new, state-of-the-art industrial park providing three million square feet of building area on 150 acres. According to SRG, the site was entitled in approximately 12 months, encompassing a Specific Plan Amendment, General Plan Amendment, zone change, development agreement, and full EIR. Entitlements were completed in Spring 2015 and construction commenced immediately thereafter.

The new Meredith International Centre is a warehouse and distribution complex comprised of seven buildings. Oltmans Construction’s scope of work involved 14 separate contracts which included everything from the construction of buildings 1 through 7, to the interior build-out of all seven buildings, to infrastructure, and off-site work. The facilities are LEED Certified and include high-efficiency lighting, heating/cooling, and solar rooftops on buildings 2, 3, 6, and 7.

Infrastructure

Soil reports showed that the site was fairly sandy, and since the land was undeveloped, the grading portion of the project had a short duration. The primary challenge was to level and develop all 150 acres of the site. The pads were all graded at once and adjusted to balance, but the first completed building had the most time sensitive schedule. Building 7 for QVC was completed in ten months, and included one million square feet of warehouse and distribution space. Street improvements included a total of 13,700 linear feet of new road, with 6,500 linear feet being opened to traffic, and included such improvements as landscaped medians; concrete paving; asphalt paving; storm drains; sewer, domestic and recycled water lines; SCE, Frontier and Spectrum communication lines; street lights; traffic signals (ten new and one modified intersection); two-inch city cable conduit; and landscaping. Improvements also included 32 new SCE services with meter pedestals, applications, inspections, and releases at each individual meter. Two bridges were widened by eight feet and 14 feet to include new foundations with piling, new precast beams, and concrete bridge deck and railings. Under the Corps of Engineer, storm drain connections were installed. A 30-inch, 780-foot-long sleeve for a sewer siphon was installed 40 feet deep, totaling 7,000 linear feet of major storm drains. All storm drains were equipped with diversion manholes and tied into two distilling basins.

Buildings 1 through 6 range in size from 128,308 square feet to 573,889 square feet, and are LEED Gold Certified. All fully-leased buildings, Oltmans provided tenant improvements for:

Buildings 7 – QVC’s West Coast Distribution Center

QVC’s first West Coast distribution center is a state-of-the-art, 1,053,225-square-foot, LEED Gold facility located off of the I-10 freeway in Ontario.

Solar

Oltmans installed solar rooftop panels on buildings 2, 3, 6, and 7. Each building received ~250kW of solar.

United Pacific Headquarters

Formerly known as United Oil, United Pacific–through its convenience stores and its retail and wholesale fuel distribution network–has established itself as one of the largest independent owners, suppliers and operators of gas stations and convenience stores in the western United States. United Pacific offers motor fuels products under the 76, Conoco, Shell and United Oil flags and convenience-store items through the We Got It! Food Mart, My Goods Market and Circle K brands.

United Pacific’s move from Gardena to Long Beach’s Douglas Business Park is a highly anticipated one. An employee driven decision, United Pacific sought for a space that promotes collaboration, drives productivity, and fosters employee retention and dedication. The new corporate headquarters is a 40,376 s.f., 2-story build-to-suit concrete tilt-up building on an 115,455 s.f. site at the corner of Worsham Avenue and Cover Street in Long Beach, California.

Project Highlights Include

  • Infusion of the company’s culture and history into the new and modern space. Signature wall placement of vintage photos, corporate history timeline, and an employee recognition display.
  • Visitors are greeted in the front lobby by a classic 1953 Chevy Bel Air Convertible that has been repurposed into a reception desk and parked in front of two gas pumps.
  • The Rocket C-Store, a fully stocked, life-size mockup of United Pacific’s owned and operated gas station convenience stores.
  • Other considerations to promote employee wellness, openness, and engagement include sound masking technologies, natural light, large open workspaces, ample appropriately sized meeting spaces, a fitness center, upstairs game area, community kitchen and outdoor entertainment area.
  • Upscale finishes and contemporary details include a custom conference table, carpet, lighting, wall tiling and high-end furnishings.
  • Wood panels in variations of blue were individually hand-cut to achieve the look of waves, which were inspired by United Pacific’s own gas station canopy of blue waves.

Downtown West Medical Office Building

The new Downtown West Medical project marks the first substantial healthcare investment in a historically under-served Los Angeles area. The success of this initial development could herald further healthcare investments in the area. The project is a contemporary 4-story, 60,000-square-foot outpatient medical office building and 9-story parking structure situated at Washington Boulevard and Hoover Street at the I-110/I-10 freeway intersection. Real estate investment firm Robhana Group and development firm Inception Property Group have already leased out the new building to HealthCare Partners, a DaVita Medical Group. It will be used for primary and urgent care services.

101 Sepulveda

101 North Sepulveda is a 3-story office building prominently positioned on the northwest quadrant of Sepulveda and El Segundo Boulevards in the Smoky Hollow area of El Segundo. The landmark building was built in 1984 and has undergone significant changes to become Smoky Hollow’s newest “Class A” creative office building. The renovations included a new distinctive façade, renovated common areas, upgraded subterranean parking structure, and the build-out of a sky deck to take advantage of the views.

The unique characteristic that sets 101 apart in the funky Smoky Hollow area is the spacious 30,374 s.f. floor plate for a large creative user (part of a larger 70,000 s.f. floor). Currently the building is leased to leading-edge tech and new media companies and includes exposed 14’ ceilings, polished concrete floors, extensive window lines, natural light and collaborative open space. The building has been awarded the Energy Star label for its operating efficiency for the last six years and offers a solid, secure infrastructure.

6171 Century Blvd.

Paul Solomon’s 6171 Blvd project is a three (3)-story interior and exterior renovation of an existing office building in the Los Angeles International Airport Submarket. The 6171 Century project marks the turn of the LAX submarket towards a new kind of business space/need. The revitalization begins with this 92,000 s.f. office space inclusive of: new facades, office buildouts and direct views of the International Airport.

To allow for maximum flexibility for future leasors, Oltmans scope of work included demolition of the existing three (3)-floor interior space, updating the existing HVAC and elevators and updating the 1st floor building facade, lobby and owner’s suite, while leaving the rest of the building as open spaces to be specifically fit to future leasors. Tenants already onboard include Hensel Phelps, M-Theory, Stella Travel Services and Team Rubicon.

The 1st floor lobby itself, features ribbon-glass fronts along three sides of the building featuring a geometric folding ceiling made of wood. The architectural folding ceiling leads into the lobby and down the vertical spaces and is complimented by the building’s existing concrete floors.

Beach Boulevard Medical Pavilion

Construction of new single 2 story, 44,500 s.f. medical office building, Oltmans scope included core & shell construction, complete site work and landscaping improvements, and renovation of an existing parking structure. Project highlights include white oak stairs, European lobby wall tiling, and an iconic surfboard sculpture symbolizing the Huntington Beach lifestyle. Coordination between building tenants (MemorialCare and Fresenius Medical) and their contractors allowed this facility to be operational shortly after Oltmans scope was complete. Renovation of the existing parking structure required close collaboration between the Ware Malcomb, Oltmans, and our subcontractors to provide an innovative solutions for this aging structure. The pavilion will be a Class A medical office building located along busy Beach Blvd in Huntington Beach.

Bloomfield Medical Office Building

The three-story, 35,076 square-foot facility provides the local community with access to high-quality medical services close to their homes and places of work. While PIH Health has updated and revamped many existing medical offices throughout the area, this is its first completed ground-up construction project in the Santa Fe Springs/Norwalk area. Centrally located between PIH Health Hospital – Whittier and PIH Health Hospital – Downey, the new Santa Fe Springs medical office building brings multi-disciplinary care to the neighborhood coupled with the latest in medical technology and facility design. The Bloomfield Medical Office Building offers the following services:

  • An Eye Care Center.
  • A Family Medicine office where primary care is offered for the entire family.
  • An Orthopedics & Sports Medicine office where patients can be seen for a wide range of services related to diagnosing and treating bone and joint conditions.
  • A Radiology Department providing X-rays when necessary.
  • An Urgent Care Center that is open daily, including holidays.
  • A Community Pharmacy where prescriptions can be sent by your physician electronically after an appointment, filled by a pharmacist, and conveniently purchased on the way out.
  • One centralized lobby and check-in area welcomes visitors to expedite patient registration. There is open space on the building’s third floor for added services that will reflect the evolving needs of the community.

Building exterior features: The ground floor of this 3-story, steel building is clad in granite while the second through third floors are clad in pre-finished metal panels and ribbon windows. The facility has a larger “sister”, building on the PIH Hospital campus, the Ernest D. Wells Medical Office Building, with a very similar façade that serves as a type of branding for the Hospital.

Brandman University

The scope of the project involves the 7,815 s.f. office tenant improvement for Brandman University in an existing office building on the second floor of an existing, occupied, 25,722 s.f., 2-story office building at Palmdale Corporate Center.

Construction includes non-bearing partitions, movable partitions, classrooms, computer labs, staff lounge, offices, and conference rooms, associated electrical, HVAC and Plumbing.

Nortel Networks

The building footprint reflects the long triangular shape of the property by incorporating angles and radiuses to achieve optimal use. There is approximately 136,000 s.f. of office including a full service cafeteria. The building has approximately 49,000 s.f. of warehouse/manufacturing comprised of approximately 1,200 s.f. of welding, grinding, tooling, nickel plating, chrome sputtering and CNC machinery; 4,800 s.f. of shipping and receiving; 5,100 s.f. of warehousing with rack storage 26’ high with remaining portion used of assembly, quality control, customer service and engineering. The building is fully sprinklered with a 1,200 s.f. double interlock preaction system for the main computer room. The HVAC was designed to incorporate roof top units. The exterior circular entry of the building is clad with approximately 11,000 s.f. of glass curtain wall. This circular pattern is also reflected in the extensive colored concrete walks and landscape areas. Includes employee cafeteria.

Cavotec

The Cavotec Group is a global leader in providing power supply solutions to clients within the ports and maritime, airports, mining and tunneling industries. Oltmans Special Projects Division’s scope of work for the Cavotec project included the tenant improvement of the first and 2nd floor office areas as well as renovations and upgrades to the existing 130,000 s.f. warehouse.

Office

The office tenant improvement involved the build out of new executive offices, conference rooms, research and development rooms, restrooms, and break rooms. Cosmetic changes to the office/lobby included new carpet and paint, and cut in windows at conference rooms with views into the factory/warehouse.

Warehouse/Factory

New test chamber, which maintains a constant temperature of 130o F to enable testing of Cavotec’s A/C Unit. Addition of warehouse restrooms, showers and breakroom. Updates in HVAC and electrical work including power feeds to tenant’s factory equipment, new bus duct throughout, and approximately 500 ft. of compressed air lines.

Exterior Work

Construction of new grade level ramps to two (2) 10’x16’ dock high doors, new flag poles, stairs/landing and door at building’s front entrance, a new transformer, and all new rooftop HVAC equipment.

2101 El Segundo Office Renovation

The Oltmans Special Projects Division began construction early October 2013 on this new 5-story renovation and repositioning project by Bixby Land Company in El Segundo, CA. With a 5-month completion schedule, the Oltmans scope of work involved design-build services of MEP trades as well as general contracting/construction services, which included a building face-lift and site upgrades as well as the complete build-out of new creative offices, a 2-story parking structure and an outdoor space including a fireplace and seating area.
