Cedars-Sinai Medical Center RAD Replacement

The project scope consists of the replacement of imaging equipment on the 8th floor of Cedars-Sinai Medical Center’s Mark Goodson building. Additionally, it includes the enlargement of a sub-waiting room; modifications to a control room to create an accessible patient dressing room; as well as all required electrical, HVAC, plumbing, fire protection, and fire alarm upgrades.

Moreno Valley Community Health Center

The Moreno Valley Community Health Center was a conversion of an existing facility owned by Altura Credit Union into a two (2)-story tenant improvement project for the County of Riverside University Health System (RUHS). The project underwent a design/build MEP-FS process as well as required significant structural retrofits in order to achieve the Architect’s open design intent.

Architectural features in the final space included Herman Miller Healthcare System casework and furniture, axiom ceiling clouds located above each of the three (3) residency group spaces as well as specialty finishes such as oversized Spectrum architectural lights in all the main areas, 3form privacy screens in the check-in counters, custom linear wood ceilings and graphic wall coverings.

Airport Business Center Renovation

4-story, multi-tenant buildings at the Airport Business Center at 18552 and 18662 MacArthur Blvd. The project has two existing identical buildings totaling approximately 135,600 square feet of building and two small courtyard areas. The project is being designed for a two phase renovation. The first phase will be the north 4-story, 67,800 square foot building and courtyard area. The second phase will be the south 4-story, 67,800 square foot building and courtyard area.

Living Spaces Furniture

Living Spaces is a furniture retailer with showrooms all over California, stretching into Nevada, Utah and Arizona. Oltmans has partnered with Living Spaces for the past ten (10) years across 16 different Living Spaces retail showroom & distribution center locations on projects valuing over $300M. Oltmans continues to have a strong partnership with Living Spaces, assisting them in their aim to open six (6) new stores every fiscal year.

These projects range from new, ground-up showrooms to conversions and renovations of existing facilities.


Gilbert, AZ 110,000 s.f.

Located in Gilbert, Arizona, the Phoenix showroom, scope is an accelerated design-assist of 110,000 s.f. retail showroom & warehouse space. The project involved complex coordination between owner’s subcontractors/finishers, the Living Spaces Stock Team and the shell contractor to complete the project in 14-weeks and allow Living Spaces to meet their scheduled opening date.

San Leandro, CA 100,000 s.f.

The San Leandro project involved conversion of an existing shell into a 100,000 s.f. retail showroom. The scope of work included all new interior, non-structural load bearing walls, new restrooms, mechanical ductwork, and electrical and plumbing associated with the new restrooms. Despite weather delays, the project is nearing completion, and is anticipated to open on-time according to schedule.

Glendale, AZ 126,000 s.f.

The new Glendale showroom is another conversion of an existing building into a retail showroom. The scope of work includes all new plumbing, mechanical units, as well as electrical, new lighting and all finishes. The project also involves a lot of coordination with owner’s subcontractors and showroom stock team. The showroom is anticipated to complete mid August 2016.

Quad / Graphics

Quad/Graphics, a commercial print company, moved from their Irvine corporate office to the existing 84,385 s.f. Sares Regis Group’s commercial office/warehouse building located at the corner of Argosy Circle and Graham Street in Huntington Beach, CA. Oltmans’ scope of work was to provide general contracting services, which included the renovation of an existing 2-story, 15,880 s.f. office space. The warehouse received an electrical and HVAC system upgrade to accommodate Quad/Graphic’s printing equipment as well as a new 745 s.f. dark room.

The Cavotec Group is a global leader in providing power supply solutions to clients within the ports and maritime, airports, mining and tunneling industries. Oltmans Special Projects Division’s scope of work for the Cavotec project included the tenant improvement of the first and 2nd floor office areas as well as renovations and upgrades to the existing 130,000 s.f. warehouse.


The office tenant improvement involved the build out of new executive offices, conference rooms, research and development rooms, restrooms, and break rooms. Cosmetic changes to the office/lobby included new carpet and paint, and cut in windows at conference rooms with views into the factory/warehouse.


New test chamber, which maintains a constant temperature of 130o F to enable testing of Cavotec’s A/C Unit. Addition of warehouse restrooms, showers and breakroom. Updates in HVAC and electrical work including power feeds to tenant’s factory equipment, new bus duct throughout, and approximately 500 ft. of compressed air lines.

Exterior Work

Construction of new grade level ramps to two (2) 10’x16’ dock high doors, new flag poles, stairs/landing and door at building’s front entrance, a new transformer, and all new rooftop HVAC equipment.

2101 El Segundo Office Renovation

The Oltmans Special Projects Division began construction early October 2013 on this new 5-story renovation and repositioning project by Bixby Land Company in El Segundo, CA. With a 5-month completion schedule, the Oltmans scope of work involved design-build services of MEP trades as well as general contracting/construction services, which included a building face-lift and site upgrades as well as the complete build-out of new creative offices, a 2-story parking structure and an outdoor space including a fireplace and seating area.
