Nissan Rehabilitation

Rehabilitation of the old Nissan warehouse & distribution center into a contemporary fulfillment facility. The revitalization and repositioning of the project includes decommissioning of Nissan’s existing operations, demolition of the existing mezzanine, racking and two separate office buildings. The facility will receive completely new ESFR, plumbing, electrical, and mechanical systems with all new connections and equipment to handle the anticipated increased loads.

A brand new main entry facade with oversized glazing, and wrought-iron perimeter fencing will be added to the south side of the facility. Twenty-two new dock doors will also support the increase in fulfillment capacity, along with widening of the two existing truck approaches on Walnut St. Energy conserving skylights and LEDs will replace the existing system throughout and over 35 trees will be replaced with more drought tolerant landscaping. A retaining wall will also run the length of the property on the north side.

AJ Kirkwood Headquarters

Oltmans Construction Co. was awarded the revitalization of the former Beckman Coulter campus located in Fullerton. A majority of the campus was redeveloped and converted into a seven building concrete tilt-up, business park.

Building 8, Beckman Coulter’s original administration building was historically restored as the new A.J. Kirkwood & Associates Headquarter office. Tenant Improvements to the historical building included new offices, break rooms, conference rooms, cubicle farms for teams, a new roof and mechanical system as well as new finishes throughout. Highlights to the office include numerous planters throughout as well as a highlight poured-in-place fountain in the lobby of the building.

Living Spaces San Jose

Refresh and revitalization of an existing two (2)-story retail space into a Living Spaces Showroom, within the Westfield Oakridge Mall in San Jose. The scope of work includes new exterior doors, interior non-structural walls, new finishes throughout and improvements to the mechanical ductwork, new electrical, additional plumbing and an outdoor storage area.

Teamsters Local 986

Oltmans Construction’s Special Projects Division (SPD) provided tenant improvement services for the renovation of an existing two-story office building, re-configuring office areas into a collaborative work space. The project was a complete demo and build-out of both floors, comprising a type V-B, fully sprinklered building with B/A3 occupancies.

New features of the office include a new meeting room, suspended ceiling system, restrooms and plumbing features, and lighting throughout. Other highlights include custom, decorative glass finishes in the offices and meeting rooms, and vinyl tile flooring in the newly renovated lobby. A two-stop elevator leads to a balcony separating the hallway and spacious break room.

Hines Tenant Improvements

A repositioning project that involved converting an existing carpet mill into a multi-tenant distribution hub. Oltmans provided speculative tenant improvements and all associated on-site work.

Toshiba Tenant Improvements

Tenant Improvements for Toshiba within two buildings of an existing office complex for the Irvine company. The project includes demolition of the existing spaces, tenant improvements for Toshiba, the lobby, upgrades to the restroom and preparation of one suite with ReadyNow tenant improvements for the Irvine Company for a future tenant.

Crosspointe Church Tenant Improvements

Adaptive re-use of an existing flex/R&D building into the new Crosspointe Church, Anaheim. The expanded Church will seat 800-1000 people and include a secure children’s space/indoor play area, a media resource center & bookstore, large gathering spaces, a new spacious lobby, elevator, new administrative spaces and a new seniors class space.

The Mix Phase I

Located at Harman Campus in the San Fernando Valley, The Mix is an existing warehouse space of 208,934 s.f. with 134,989 s.f. allotted for creative office space. Core build out included restrooms, lounge spaces, new entries and glazing on the existing masonry exterior walls, added skylights and decorative skylight monitors.

101 Sepulveda

101 North Sepulveda is a 3-story office building prominently positioned on the northwest quadrant of Sepulveda and El Segundo Boulevards in the Smoky Hollow area of El Segundo. The landmark building was built in 1984 and has undergone significant changes to become Smoky Hollow’s newest “Class A” creative office building. The renovations included a new distinctive façade, renovated common areas, upgraded subterranean parking structure, and the build-out of a sky deck to take advantage of the views.

The unique characteristic that sets 101 apart in the funky Smoky Hollow area is the spacious 30,374 s.f. floor plate for a large creative user (part of a larger 70,000 s.f. floor). Currently the building is leased to leading-edge tech and new media companies and includes exposed 14’ ceilings, polished concrete floors, extensive window lines, natural light and collaborative open space. The building has been awarded the Energy Star label for its operating efficiency for the last six years and offers a solid, secure infrastructure.

Nova Academy

The Nova Academy 42,199 s.f. tenant improvement project is a seismic retrofit and conversion of an existing 4-story office building into a charter high school. The construction scope of work included complete demolition of the existing space, seismic retrofits: installation of 32-metal braces throughout the building and structural steel reinforcement on the 2nd floor patio as well as all interior buildout.

Accelerated Schedule

The Oltmans project management team coordinated closely with Berliner Architects & Nova Academy to ensure project delivery in time for the new school year. To reach the grand opening date, Oltmans began construction activities while design was at 65% completion. Other strategies utilized were early ordering of long lead items such as steel braces, strategic overtime work towards the end of the construction schedule and consistent communication between Berliner Architects, Nova Academy and Oltmans Construction.

6171 Century Blvd.

Paul Solomon’s 6171 Blvd project is a three (3)-story interior and exterior renovation of an existing office building in the Los Angeles International Airport Submarket. The 6171 Century project marks the turn of the LAX submarket towards a new kind of business space/need. The revitalization begins with this 92,000 s.f. office space inclusive of: new facades, office buildouts and direct views of the International Airport.

To allow for maximum flexibility for future leasors, Oltmans scope of work included demolition of the existing three (3)-floor interior space, updating the existing HVAC and elevators and updating the 1st floor building facade, lobby and owner’s suite, while leaving the rest of the building as open spaces to be specifically fit to future leasors. Tenants already onboard include Hensel Phelps, M-Theory, Stella Travel Services and Team Rubicon.

The 1st floor lobby itself, features ribbon-glass fronts along three sides of the building featuring a geometric folding ceiling made of wood. The architectural folding ceiling leads into the lobby and down the vertical spaces and is complimented by the building’s existing concrete floors.

Living Spaces Furniture

Living Spaces is a furniture retailer with showrooms all over California, stretching into Nevada, Utah and Arizona. Oltmans has partnered with Living Spaces for the past ten (10) years across 16 different Living Spaces retail showroom & distribution center locations on projects valuing over $300M. Oltmans continues to have a strong partnership with Living Spaces, assisting them in their aim to open six (6) new stores every fiscal year.

These projects range from new, ground-up showrooms to conversions and renovations of existing facilities.

SNAPSHOT OF 2016 PROJECTS:

Gilbert, AZ 110,000 s.f.

Located in Gilbert, Arizona, the Phoenix showroom, scope is an accelerated design-assist of 110,000 s.f. retail showroom & warehouse space. The project involved complex coordination between owner’s subcontractors/finishers, the Living Spaces Stock Team and the shell contractor to complete the project in 14-weeks and allow Living Spaces to meet their scheduled opening date.

San Leandro, CA 100,000 s.f.

The San Leandro project involved conversion of an existing shell into a 100,000 s.f. retail showroom. The scope of work included all new interior, non-structural load bearing walls, new restrooms, mechanical ductwork, and electrical and plumbing associated with the new restrooms. Despite weather delays, the project is nearing completion, and is anticipated to open on-time according to schedule.

Glendale, AZ 126,000 s.f.

The new Glendale showroom is another conversion of an existing building into a retail showroom. The scope of work includes all new plumbing, mechanical units, as well as electrical, new lighting and all finishes. The project also involves a lot of coordination with owner’s subcontractors and showroom stock team. The showroom is anticipated to complete mid August 2016.

Laguna Woods Clubhouse 2 Renovation

The Laguna Woods Village is a retirement community located in Southern California. This project is a 12,500 s.f. renovation of an existing historical building that includes new construction of a storage building, a loggia structure and adjacent site improvements.

The scope of work includes restoring of the original terra cotta tiles on the exterior of the building, updating & refurbishing the clubhouse & ballroom trusses, doors & windows, installation of new ceramic tiles throughout the restroom & kitchen, updates to the ceiling fans & chandeliers and restoration & upgrades to the roof structure & tiles.

The project involved coordination with the surrounding Laguna Woods Village Community to maintain a secure construction site while still allowing access to posterior golf cart paths, thus reducing the impact of construction on the local community.

Commerce Casino

This project consisted of numerous tenant improvements including an elevator modernization, staircase repair, and renovation of an existing casino floor space into a High Stakes VIP Gaming Room and River Bar. The project included high-end finishes, custom millwork, doors, lighting, wall coverings, flooring, bar top and back bar. All was constructed while the casino was still in operation.
