The 3104 E. Ana Street building in Rancho Dominguez, CA is a single-story, office/warehouse facility with a single tenant and contains one roof area on a single elevation. The building is constructed using concrete tilt-up wall panels that support wood decking. As the General Contractor, Oltmansâ€™ Special Projects Division is called upon to provide complete building modifications involving slab replacement, a new loading dock and raising the roof of the existing structure to accommodate the use of a high-pile storage system. The scope of work consists of:
- Demolish existing rear of the structure inclusive of building wall panels, existing parking areas, existing building floor slab x 88,000 sq/ft crush all demolition related materials on site for re use as base.
- Construction of new dock high rear section of structure including excavation of existing grade, wall panels, dock equipment, stairs, truck well slab, trash enclosure.
- Remove existing roofing and structure including bracing with dead men of existing wall panels that remained.
- Protection of existing tenant improvement during demolition and reconstruction phase(s) of work.
- New interior 6â€ť slab x 88,000 sq/ft
- New truck well access into building footprint at front elevation including excavation, CIP dock walls and slab, dock levelers.
- Complete new custom roof structure to include increased roof deck height, seismic upgrades in conjunction with new hardware at all connections, foil backed plywood at roof.
- New roofing provided by Owner.
- Upgrade to ESFR fire sprinkler system.
- New hardscape, irrigation and landscaping.
- New access gates including loop access.
- Painting of the interior and exterior of building complete.

Oltmans Special Projects Division was hired to provide general contracting services as well as MEP and fire/life safety design-build services for this 2-level, 48,800 s.f., tenant improvement project located in a multi-story Class A office building. Prior to construction, the building was an empty shell with virtually no interior improvements.
A notable accomplishment was Oltmansâ€™ ability to quickly adapt to project changes such as the truncated schedule. The original construction schedule was condensed from 12-weeks to just 60-days with no additional costs to the Client. Oltmans was able to push the subcontracting team to complete the project ahead of the truncated schedule.
The scope of the project included all new VAV zone boxes, ceilings, walls, doors, flooring and all finishes. The newly renovated floors featured offices, bull pen area, reception area, conference rooms, breakrooms, and kitchens.

The project consists of the renovation/repositioning of a single-story warehouse building. Separated by a demising wall, the two tenants include: Tenant #1 is located at 5559 McFadden Ave (Occupancy Group B, S-1, F-1) and Tenant #2 is a skating rink, called “The Rinks” operated by the Anaheim Ducks (Occupancy Group B, A-4). The scope of work included:

Oltmans Constructionâ€™s Special Projects Group provided construction services for the 40,000sf custom corporate headquarters of Amini Innovations, a luxury home furnishings design company. The project featured extensive millwork including plain-sliced makore mahogany paneling, mouldings and custom-pressed radius panels. The oval ceiling consisted of a large radius crown moulding that framed a hand-painted ceiling mural as well as wood beams that radiated from the center. The intricately designed staircase included metal work as well as raised panel wainscoting with an integrated handrail. The project also included a 2-story lobby, conference room, work space, common spaces, bathroom suite with shower, elevator custom lighting system, stonework and vaulted ceilings. Every room was completed with exquisite wood craftmanship and detail as well as high-end materials and design.

The Oltmans Special Projects Division provided tenant improvements on this 3-story office building. The projectâ€™s scope involved removing and reconstructing interior walls to include new kitchens, breakrooms, restrooms, offices, data room and conference rooms that could accommodate a staff of 600 workers. Major upgrades to the buildingâ€™s HVAC and fire sprinkler system were included as well as waterproofing and a new DDC computerized control system for off-site use. Additional interior cosmetic changes featured new carpet, ceiling grid, and paint. Exterior work included landscaping, redesigning of existing parking lot, painting of the building facade, new pump house and constructing a new architectural element for the buildingâ€™s entry.

Oltmans Construction Co. was the design/build contractor on this Type III-B, fully sprinklered, build-to-suit project for NAPA AUTO PARTS. As the design/build contractor, Oltmans was responsible for the complete process, which required hiring and managing the design team, securing permits, issuing subcontracts and coordinating design/build MEP trades. A notable achievement was completing the design phase within a two month timeframe to maintain the completion date per the accelerated project schedule.
The projectâ€™s scope involved the renovation of an existing warehouse facility. The warehouse retrofit required removing of existing floor sealer, prepping the slab, installing new densifying product, and polishing the floor. Oltmans cut-in and installed five (5) hydraulic dock levelers, a back-up generator, as well as patch and painted the buildingâ€™s exterior surfaces and roof. The project required the build-out of a new retail store, H3/H4 (Hazardous) Rooms, and an Aerosol Room.
To accommodate the work staff, the existing office area was demolished for the construction of new interior offices. The new office area included cubicle farms, executive offices, a training room with accordion partitions, a kitchenette, restrooms, lockers, and indoor/outdoor break rooms.
The site work involved the installation of a new driveway as well as additional parking spaces and landscaping.

Oltmans provided general contracting and building services to Professional Hospital Supply, a national company providing custom packaging and distribution of medical supplies and materials to hospitals in California, Arizona, Colorado, Idaho and Utah. This project is a three-story concrete tilt-up building and includes a structural steel component for the office/tenant improvement portion of the work. The project features high end corporate offices with a 526,000 s.f. warehouse/distribution facility on the first floor. This job required moving 1 million cubic yards of material to create a building pad. The exterior entry consisted of a glass curtain wall system. Some of the high end interior features include: a grand entry lobby with wood panels and a curved stairway incorporating a stainless steel and glass handrail, multiple executive suites along with a massive multi-media conference/board room, kitchen and dining facilities, offices/cubicle farms, modular arts interlocking rock panel wall and a woven wall system were also used. Art was featured throughout the building as well as high end furniture pieces.

Oltmans provided design-build services for Unical Aviation, which is one of the largest suppliers of used airplane parts in the United States. The rehab portion of the project was completed in 3 phases, which included major transformation/renovation to the 2-story building and its surrounding areas. The building facade featured Trespa and Reynobond metal panels, plaster and glass windows with the unique architectural pop-out lobby entry that protrudes outside of the existing building shell. Exterior work of the patio area included: a 28-foot tall fountain with jumping water, fog and fire system, pour-in-place BBQ and fireplace and misting system. The existing parking lot was redesigned to include: enhanced storm drain systems to reduce asphalt damage, altered grade slopes, added new catch basins and repaved for new entryway. High-end tenant improvements included: 1,200 s.f. interior/exterior koi fish pond, 8,000 s.f. mezzanine, 8,000 gallon salt water aquarium, 26-foot tall stone wallfall, stainless steel stairway interior aluminum panels, modular art panels, audio/visual systems throughout the facility, multi-media conference/board rooms, custom lights (LED, chandeliers, raceway lights, scones, etc.), over 50 different colors in painted walls and flooring finishes, Libretto & 3 Form ceiling system (50% of ceiling was drywall lid and soffits) and MRO laboratories and testing operations facility. In addition, Oltmans Construction renovated the building to include a 428,500 s.f. warehouse and distribution facility.

Restaurant Depot, the national restaurant supply store, celebrated the grand opening of their newly constructed Tucson, Arizona facility on November 14, 2012. The Tucson facility went from dirt-lot to Grand Opening in 5.5 months, with no delays to their Grand Opening. It is the fastest ground up project ever for Restaurant Depot.
The project is a new, 51,000 s.f. insulated metal building with 40 ft clear height storage. The project includes a 10,000 s.f. -5 degree freezer area with isolated and insulated slab and attached to a 40 degree refrigerated cooler area. It also features a warehouse with high pile storage racking, 3,000 s.f. office space, restrooms and truck dock. New site work includes a landscaped parking lot with carport and driveway.

This project is the remodel of an existing warehouse and the development of a chemical storage and processing facility.
Site: The project includes the development of a 20-acre site for use as Van Waters and Rogersâ€™ Los Angeles area chemical distribution facility. The delivery system includes tanker truck and railroad car access, with a new rail spur serving the site. Structural steel platforms provide access to the rail car off-loading area. Two (2) new truck scales provide shipment/load verification and the chemical loading areas are covered by metal building structures. Extension of existing site utilities, demolition, re-grading and paving of the site, and associated site hardscape and landscape improvements complete the site portion of the project.
Tank Farm: The project site encompasses areas for the delivery, storage, and distribution of various chemicals, ranging from solvents and corrosives to hydrogen peroxide. 65 above ground storage tanks (to 30,000 gallon Capacity) are housed within three (3) separate tank farms with HDPE-lined containment walls. The chemical piping system that delivers product from the tank farm to trucks and the warehouse is designed with PLC controls.
Warehouse: The scope of the development includes remodeling of a 284,000 s.f. warehouse with 12,000 s.f. of interior office rehab. The warehouse chemical storage areas will primarily by Type H-3 and H-7 rated, depending upon the chemicals to be stored, and includes sprinklered storage racks. The warehouse layout comprises storage, blending, packaging, maintenance, laboratory, and warm room facilities. Loading dock areas serve the warehouse on two (2) sides. Both the building and the various chemical storage areas have individual containment structures built for them to provide enclosure in the event of a material spill.
