This project was the conversion of a 35,000 s.f. warehouse building into a LEED GOLD certified office space. Project included demolition of existing building and partial demolition of the existing warehouse building. To attain LEED certification, structural moment frames were installed along with energy efficient windows, curtain walls and insulated roofing. A base HVAC system and shade structures were also added to further assure LEED certification. A drought resistant courtyard completed the landscaping and a new parking lot was added to finish off this LEED Gold Certified project.

The building footprint reflects the long triangular shape of the property by incorporating angles and radiuses to achieve optimal use. There is approximately 136,000 s.f. of office including a full service cafeteria. The building has approximately 49,000 s.f. of warehouse/manufacturing comprised of approximately 1,200 s.f. of welding, grinding, tooling, nickel plating, chrome sputtering and CNC machinery; 4,800 s.f. of shipping and receiving; 5,100 s.f. of warehousing with rack storage 26â€™ high with remaining portion used of assembly, quality control, customer service and engineering. The building is fully sprinklered with a 1,200 s.f. double interlock preaction system for the main computer room. The HVAC was designed to incorporate roof top units. The exterior circular entry of the building is clad with approximately 11,000 s.f. of glass curtain wall. This circular pattern is also reflected in the extensive colored concrete walks and landscape areas. Includes employee cafeteria.

Living Spaces has chosen Oltmans Construction to build eight (8) furniture showrooms in various locations throughout California including the La Mirada showroom pictured here. The projectâ€™s scope included the adaptive re-use of an existing manufacturing facility, which was converted into a 120,000 s.f. furniture showroom with 25,000 s.f. of corporate offices. In addition, the Oltmans team provided the complete building renovation and tenant improvements for Living Spaces. Major site-work included extensive rehab of an existing site parking and addition of new parking areas.

Design build of a three-story office/digital film center including warehouse and distribution facility with one level of subterranean parking. Building constructed of structural steel with structural concrete decks and roof, aluminum curtain wall entries and a Structural F skin.
First Floor: Temperature controlled film distribution facility.
Second Floor: Archival film vault featuring a rigid temperature/humidity controlled environment and a pre-action double interlock fire suppression system.
Third Floor: Offices and production facility for Cinesite digital film processing which includes a screening room, digital film processing rooms and executive office space.

Additional tenant improvements included new offices and showrooms, warehouse and office restrooms. Installed a new elevator at manufacturing plant offices. Dock levelers. Re-roof manufacturing plant. Seismic upgrades to both corporate and manufacturing plant. Upgraded warehouse lighting, heating, ventilation and insulation.

The project was a concrete tilt-up warehouse/manufacturing and office building. The two-story office area featured glass and pre-finished metal wall panel curtain wall system surround. Design and fabrication areas included electrical and quantum fabrication, graphic design and billboard art. The project also included posting and paint areas in addition to an exterior billboard display along with an employee lunch area, complete with barbeque. The warehouse and manufacturing areas included full concrete truck yard and drives.
