Nissan Rehabilitation

Rehabilitation of the old Nissan warehouse & distribution center into a contemporary fulfillment facility. The revitalization and repositioning of the project includes decommissioning of Nissan’s existing operations, demolition of the existing mezzanine, racking and two separate office buildings. The facility will receive completely new ESFR, plumbing, electrical, and mechanical systems with all new connections and equipment to handle the anticipated increased loads.

A brand new main entry facade with oversized glazing, and wrought-iron perimeter fencing will be added to the south side of the facility. Twenty-two new dock doors will also support the increase in fulfillment capacity, along with widening of the two existing truck approaches on Walnut St. Energy conserving skylights and LEDs will replace the existing system throughout and over 35 trees will be replaced with more drought tolerant landscaping. A retaining wall will also run the length of the property on the north side.

AJ Kirkwood Headquarters

Oltmans Construction Co. was awarded the revitalization of the former Beckman Coulter campus located in Fullerton. A majority of the campus was redeveloped and converted into a seven building concrete tilt-up, business park.

Building 8, Beckman Coulter’s original administration building was historically restored as the new A.J. Kirkwood & Associates Headquarter office. Tenant Improvements to the historical building included new offices, break rooms, conference rooms, cubicle farms for teams, a new roof and mechanical system as well as new finishes throughout. Highlights to the office include numerous planters throughout as well as a highlight poured-in-place fountain in the lobby of the building.

Living Spaces San Jose

Refresh and revitalization of an existing two (2)-story retail space into a Living Spaces Showroom, within the Westfield Oakridge Mall in San Jose. The scope of work includes new exterior doors, interior non-structural walls, new finishes throughout and improvements to the mechanical ductwork, new electrical, additional plumbing and an outdoor storage area.

Manteca Speculative Building II

Ground-up construction of a concrete tilt-up speculative building with associated parking lot and site work. The project also includes mechanical, electrical, plumbing, fire sprinkler and irrigation design to be included. The project is currently being built to LEED Certified guidelines. Tenant improvements are currently being completed for amazon SCK3.

Harbor Bay South Loop

Ground-up construction of (3) concrete tilt-up warehouse buildings as well as onsite improvements. Each building includes a mezzanine and tenant improvements.

Teamsters Local 986

Oltmans Construction’s Special Projects Division (SPD) provided tenant improvement services for the renovation of an existing two-story office building, re-configuring office areas into a collaborative work space. The project was a complete demo and build-out of both floors, comprising a type V-B, fully sprinklered building with B/A3 occupancies.

New features of the office include a new meeting room, suspended ceiling system, restrooms and plumbing features, and lighting throughout. Other highlights include custom, decorative glass finishes in the offices and meeting rooms, and vinyl tile flooring in the newly renovated lobby. A two-stop elevator leads to a balcony separating the hallway and spacious break room.

South Milliken Distribution Center

Oltmans is currently constructing a two-story concrete tilt-up distribution center with 8,000 s.f. of office space for Newcastle Partners, Inc. The project includes all associated on- and off-site work, mezzanine, and tenant improvement for a facility that features:

  • 1 grade level door
  • 36 minimum clear height
  • 2000 Amps
  • 277/480 volt power (Exp to 4000 A)
  • ESFR sprinkler system
  • 50 trailer stalls
  • Full secured truck court
  • 176 car parking spaces

Hines Tenant Improvements

A repositioning project that involved converting an existing carpet mill into a multi-tenant distribution hub. Oltmans provided speculative tenant improvements and all associated on-site work.

Conejo Spectrum

Conejo Spectrum will feature nine (9) new buildings on a 28-acre site ranging in size from 37,218 s.f. to 98,218 s.f. and will be located just north of the 101 freeway in Thousand Oaks. These state-of-the-art facilities will have mezzanines, warehousing and manufacturing space and will feature modern and high-tech architectural finishes with an average of 3,000 s.f. of office space/tenant improvements for each building.

Building seven (7) will be the future home for Atara Bio, a company that develops meaningful therapies for life-threatening diseases and cancers. Atara will house bio laboratories, clean rooms, a manufacturing facility and various high-tech departments.

Department of Probation Moreno Valley, Oltmans Construction

Department of Probation, Moreno Valley

Oltmans Construction Co. provided general contracting, drywall, and door services on the tenant improvement of two (2), single-story office buildings utilized by the Riverside County Probation Department.

Modifications to the buildings include new storefront systems and exterior doors. Interior work includes new metal-stud walls, ceilings, and finishes, as well as modifications to plumbing, mechanical, and electrical. Accessible upgrades include miscellaneous site-accessibility improvements and the combining of two (2) existing restrooms to create one (1) accessible restroom.

14325 Frederick, Moreno Valley, CA: The larger of the two buildings, this tenant improvement project is a Type III-B (non-rated), one-story office, spanning 13,940 s.f. with a 581 s.f. canopy area.

14327 Frederick, Moreno Valley, CA: This tenant improvement project is also a Type III-B (non-rated), one-story office, spanning 13,623 s.f. with a building height of 20 ft. and a 317 s.f. canopy area.

The Beckman Business Center is a revitalization of the former 44.3 acre Beckman Campus at Harbor Blvd and Lambert Road in Fullerton. Department of Social Services (DPSS), Hemet Buildings 1-4

Oltmans Construction provided tenant improvement and exterior remodel, including site work, on four (4) single-story buildings (respectively called Buildings 1-4) for the County of Riverside’s Department of Social Services in Hemet, CA. Oltmans worked off-hours and in multiple phases while the building was completely occupied so that DPSS could remain operational while the project was under construction.

Building 1 (541 San Jacinto) received full gutting and reconstruction of an existing area to build-out new offices, classrooms, restrooms, a waiting room, etc.

Buildings 2 (545 San Jacinto) was a seismic upgrade project and Building 3 (547 San Jacinto) had minor office remodel and tenant improvement work.

Building 4 (563 San Jacinto) was an adaptive re-use of a Stater Bros store. The scope of work was to build-out offices for the expansion of the DPSS operations and included the relocation of the electric service.
