The Center at Needham Ranch, Phase 1-A

Phase 1-A construction includes mass infrastructure and grading as well as the creation of three (3) speculative concrete tilt-up warehouse and distribution centers (Buildings 1-3), which measure 62,340 s.f., 164,609 s.f., and 204,538 s.f., respectively. Phase 1 broke ground in August 2017 and is expected to begin deliveries during Q3 2018. Oltmans’ scope also includes the safe relocation of the 92-year-old Live Oak Manor rock archway, to make way for new improvements.

The Center at Needham Ranch is a 135-acre, master-planned business park offering state-of-the-art facilities on a speculative and build-to-suit basis. Once completed, the business center will provide up to approximately 4.3 million square feet of industrial, office, and research and development facilities.

Gateway V

Three (3) speculative concrete tilt-up buildings with a mezzanine for future T.I. build-out. Building 7 is 105,047 s.f. with a site area of 238,252 s.f., building 8 is 88,752 s.f. with a site area of 190,642 s.f., and building 9 is 60,923 s.f. with a site area of 150,390 s.f. The project totals 404,222 sf.

Conejo Spectrum

Conejo Spectrum will feature nine (9) new buildings on a 28-acre site ranging in size from 37,218 s.f. to 98,218 s.f. and will be located just north of the 101 freeway in Thousand Oaks. These state-of-the-art facilities will have mezzanines, warehousing and manufacturing space and will feature modern and high-tech architectural finishes with an average of 3,000 s.f. of office space/tenant improvements for each building.

Building seven (7) will be the future home for Atara Bio, a company that develops meaningful therapies for life-threatening diseases and cancers. Atara will house bio laboratories, clean rooms, a manufacturing facility and various high-tech departments.

Castaic Area High School

Oltmans has teamed with Castaic High School Construction Inc. and Kemp Bros. to deliver a new state of the art High School for the William S. Hart Union High School District in the Santa Clarita Valley. Nestled on 60 acres in a canyon west of Interstate 5, the new campus boasts approximately 250,000 s.f. of classroom, library, administration, gymnasium, locker room, and performing arts space. Complimenting the learning spaces will be baseball, softball, track, and football / soccer fields as well as basketball and tennis courts. Completion scheduled to open for the Fall Term 2019.

The Mix Phase I

Located at Harman Campus in the San Fernando Valley, The Mix is an existing warehouse space of 208,934 s.f. with 134,989 s.f. allotted for creative office space. Core build out included restrooms, lounge spaces, new entries and glazing on the existing masonry exterior walls, added skylights and decorative skylight monitors.

Living Spaces Furniture

Living Spaces is a furniture retailer with showrooms all over California, stretching into Nevada, Utah and Arizona. Oltmans has partnered with Living Spaces for the past ten (10) years across 16 different Living Spaces retail showroom & distribution center locations on projects valuing over $300M. Oltmans continues to have a strong partnership with Living Spaces, assisting them in their aim to open six (6) new stores every fiscal year.

These projects range from new, ground-up showrooms to conversions and renovations of existing facilities.


Gilbert, AZ 110,000 s.f.

Located in Gilbert, Arizona, the Phoenix showroom, scope is an accelerated design-assist of 110,000 s.f. retail showroom & warehouse space. The project involved complex coordination between owner’s subcontractors/finishers, the Living Spaces Stock Team and the shell contractor to complete the project in 14-weeks and allow Living Spaces to meet their scheduled opening date.

San Leandro, CA 100,000 s.f.

The San Leandro project involved conversion of an existing shell into a 100,000 s.f. retail showroom. The scope of work included all new interior, non-structural load bearing walls, new restrooms, mechanical ductwork, and electrical and plumbing associated with the new restrooms. Despite weather delays, the project is nearing completion, and is anticipated to open on-time according to schedule.

Glendale, AZ 126,000 s.f.

The new Glendale showroom is another conversion of an existing building into a retail showroom. The scope of work includes all new plumbing, mechanical units, as well as electrical, new lighting and all finishes. The project also involves a lot of coordination with owner’s subcontractors and showroom stock team. The showroom is anticipated to complete mid August 2016.

Brandman University

The scope of the project involves the 7,815 s.f. office tenant improvement for Brandman University in an existing office building on the second floor of an existing, occupied, 25,722 s.f., 2-story office building at Palmdale Corporate Center.

Construction includes non-bearing partitions, movable partitions, classrooms, computer labs, staff lounge, offices, and conference rooms, associated electrical, HVAC and Plumbing.

Walker Zanger

Oltmans Construction provided shell construction for Walker Zanger’s new corporate headquarters and distribution center located in Los Angeles. The new 126,766 s.f. facility includes 15,188 s.f. office space, 18,299 s.f. mezzanine and 93,281 s.f. warehouse. The warehouse also included two (2) ea. 5 Ton Capacity Top Riding Single Girder Bridge Cranes installed to move the slabs and other material in the warehouse.

I.A.C. Commerce Center – Mass Grading

106- acres of street improvements and infrastructure work.

The IAC Commerce Center will be a net 70-acre business park that will accommodate 1.3 million s.f. of industrial buildings.



Cabrillo Offsite

Street work on Los Carneros Road, Hollister Avenue, Coromar Drive and Calle Koral in Goleta, CA.

Moreno Valley Industrial Center

Located by the March Air Reserve Base and west of the I-215 freeway, Oltmans constructed Moreno Valley’s new industrial center with infrastructure site work and a distribution facility for tenant Deckers Outdoor Corporation. The project scope includes 795,571 s.f. of self-performed concrete for one concrete tilt-up industrial warehouse facility, mass grading, and 30kW of rooftop solar panels.

I-210 Logistics Center

Oltmans was hired to provide general contracting services, self-perform concrete and drywall construction as well as provide MEP and fire/life safety design-build services. The new cross-dock industrial warehouse/distribution facility was built for future occupancy and includes 10,000 s.f. of speculative offices.

  • Street improvements including, but not limited to, rough/ fine grading, aggregate base, asphalt, curbs, gutters, removals, sidewalks, landscape irrigation, planting, water apparatus relocation, new traffic signal, storm drain installation, detention basins, street lighting, dry utility conduits for SCE, AT&T, Time Warner, Charter Cable, Verizon, SWPPP, striping, and traffic control. Driveway access to the San Bernardino Facility must be maintained at all time.

Corac Alessandro Business Center

The project consists of a new LEED Gold tilt-up concrete warehouse spec. building, inclusive of initial office area tenant improvement; built-out for marketing purposes.

Gertmenian & Sons

A modern new 150,000 s.f. design/build headquarters occupies a four-acre site. The building is a structurally upgraded concrete tilt-up Type II FR (Fire Resistive) building that features extensive steel enhancements. The entire roof structure is constructed with wide flange frames and metal decking with rigid insulation and built-up roofing. Also, featured are key energy conservation elements, notably a large warehouse lit by skylights comprising 3.6 % of the floor area and offices equipped with motorized interior sun shades. Additionally, the facility includes 25,000 s.f. of mezzanine offices, two truck yards equipped with nine foot tall motorized vertical lift gates, a 2,500 lb. passenger elevator, and 7,500 lb. freight elevator. The building’s warehouse provides 30 ft minimum clear height. On site employee and visitor parking is located on top of the building and is controlled by automatic sliding gates controlled by a card key.

Solar Rooftop Addition

In 2014, Gertmenian & Sons awarded Oltmans Solar Division with the addition of a solar rooftop to their existing facility.
