Oltmans delivered a 92,893 s.f. ground-up a speculative industrial warehouse building with all associated onsite improvements. The facility included a 5,222 s.f. of office space with an ESFR K-17 sprinkler head system. Onsite improvements included a detached pump house, light standards, wrought iron fencing, motorized rolling fence gates, retaining walls, trash enclosure, and underground transference of existing overhead telecom utilities.

Tight Site Constraints

The compact site footprint presented construction and sequencing challenges throughout this project. Situated between two existing building structures located to the east and west, a railroad running along the north, and one of the city’s busiest public streets along the south side of the site, the construction of 5566 Arrow Highway required a casting slab and crane bay, shotcrete retaining walls, and meticulous staging procedures to construct. The retaining wall was completed with ABC slot cutting and composed of concrete tilt-up on the north side, and soldier pile wall with shotcrete on the east side.
