A speculative concrete tilt-up warehouse and distribution facility with all associated on- and off-site work, including the relocation of on-site gas and water mains and power lines. Oltmans scope included the main building shell with mezzanine deck, all site walls and fences, site light standards, trash enclosures, and other miscellaneous site improvements.

The site is located at the north end of the I-215 corridor with roughly 3,200 ft. of freeway frontage and immediate access to (2) two full freeway interchanges. At the close of a (10) ten-month construction schedule, the final building is a single side-load facility with abundant trailer and auto parking, including (2) two truck entries with onsite queuing, and a separate signalized auto entry. It features a 36-ft. clear height, 7,050-s.f. office area, 109 dock high doors, 221 trailer stalls, ESFR, an 8-in. slab, white scrim insulation, and 2.5 percent skylights.


  • Mass grade over existing 54-in., EMWD-owned waterline
  • Relocation of a 48-in., EMWD-owned waterline to mitigate conflict with the building pad
  • Waterline installation with WMWD
  • Mass grade over existing jet fuel line
  • Sewer installation with ECSD
  • Installation of revised infrastructure and re-routing of all Frontier trunk lines which were in conflict with the building pad
  • Two (2) separate Edison overhead power lines, including underground re-routed lines and installation of new infrastructure
  • Relocation of a 30-in.-high pressure gas main with SoCal Gas
  • Street improvements on perimeter, coordinated with CalTrans, County of Riverside, City of Riverside, and City of Moreno Valley

Oltmans achieved a (10) ten-month construction schedule and completed the project a month early, despite 45 weather delays and COVID-19. The coordination of our experienced project team members played a large role in the speed and success of this project. The team diligently managed every jurisdiction until approvals to proceed were received, starting from the building pad to the off-site scope.
