The project is a Class-A, industrial, dock-high, speculative, warehouse building totaling approximately 186,750 s.f. of net area (10,000 s.f. office and 172,408 s.f. industrial), together with associated concrete surface parking consisting of parking spaces including handicapped spaces per code, landscaping, utilities, open space, offsite and onsite improvements.

Soil Stabilization & Mass Grading

The project location presented a challenge as teams navigated through heavy bay mud and high levels of ground water. Soil stabilization and ground improvement measures were necessary before installation of underground utilities (sewer, water and storm drain) could be completed. This included 24-hour dewatering, soil bridging, and the engineering of an Auger Cast Column and Drill Displacement Column (ACC/DDC) system to increase soil stiffness, bearing capacity, and resistance to liquefaction.

ACC/DDC System

Each column was 18 inches in diameter and drilled to a depth of 50 feet. Two ACC/DDCs were installed beneath interior piers for structural column support. They were also installed at ten-feet on center under the exterior continuous footing, completely around, for panel support.
