The Moreno Valley Logistics Center is located a mile east of Interstate 215. Over the span of a twelve-month construction schedule, Oltmans completed building a S-1/B, Type III-B, 1,331,763 s.f., concrete tilt-up shell on a 2,727,285 s.f. site area, including three (3) separate office tenant improvements. Oltmans also completed site improvements such as surface parking areas, vehicle drive aisles, truck courts, utility infrastructure, landscaping, exterior lighting, signage, and street frontage improvements. Within the 12 months of building this site, Oltmans also added a 271,618 s.f. surface parking for trailer trucks on the adjacent lot in four (4) months.

Trailer Lot Surface Parking

The second phase of the project included the construction of 271,618 s.f. of surface parking for trailer trucks adjacent to the building. The parking lot has a guard shack, two automated gates, 616-linear-feet of 14’ high concrete tilt-up screen wall, 1,848-linear-feet of tubular steel fencing, a detention basin, and associated site lighting.

ESFR K-28 Delivery

The Moreno Valley Logistics Center was the first in the world to be installed utilizing Viking Group, Inc.’s new VK514 – ESFR Pendent Sprinkler (K28). Installed by Advanco Fire Protection, this new Early Suppression Fast Response (ESFR) design was a response to the increasing need for high-bay racking with the appropriate fire suppression requirements. The K28 ESFR sprinkler is UL Listed to protect storage facilities up to 48-feet high and FM Approved for buildings up to 55-feet.

Oltmans Construction Co. and Advanco Fire Protection both expect to see more of these ESFR systems implemented throughout Southern California as the product becomes widely released. This new system allows developers and owners alike to better respond to the growing needs of e-commerce tenants looking for high-bay racking, lower site coverage, and increased electrical capacities.

LEED Gold Certified

In early June 2020, Prologis was awarded LEED Gold certification for the Moreno Valley Logistics Center. The facility features a 300kW solar power system, three (3) on site water quality/detention basins, all energy efficient lighting throughout, and ten (10) currently working electrical charging stations with the infrastructure for thirty (30) future EV charging spots.
