This is a 263 acre master planned development. The buildings are respectively called Buildings 5, 6, and 7.
Building 5 is owned by United Pacific Industries and is 1319,12 s.f. of 2-story mix office/warehouse used for distribution. The 17,000 s.f. tenant improvement portion include a high-end lobby with wood flooring on the ceiling and stainless steel backlit; office area including mezzanine, hardwood flooring throughout, exposed duct ceiling design; corporate conference rooms, showrooms, upgraded kitchen area, polished concrete flooring, terrazo in the womenâ€™s and menâ€™s restrooms, quartzite, and a bull pen area.
Building 6 is purchased by Vogel Properties is was built for immediate occupancy. It is a 147,564 s.f. spec building sitting on 7.86 acres. It includes 12,873 s.f. of 2-story HVAC office space and include 18,000 s.f. tenant improvements. There are 295 parking stalls, T-5 lighting with motion sensors, 2 grade level doors, and 35 dock high doors. It is a LEED building and includes a warehouse, breakroom, men and womens restroom, and exterior landscaping.
Building 7 is leased by Turbo Air and is used as a distribution/light manufacturing center with 13 loading docks. The building exterior is surrounded with a water pond that includes a fountain feature in the evening. The reception area includes hardwood flooring, tile, and a t-bar ceiling. The building includes high end conferences rooms, open office, several breakrooms, kitchen, storage for parts, mezzanine, and LED lighting throughout. The lounge has wood walls and millwork.
