Preconstruction and construction of a two-story, core and shell medical office building for Pacific Medical Buildings. Oltmans’ scope included a 25,218-s.f. facility (68,535-s.f. site) with painted concrete tilt-up panels, storefront, and curtain wall glazing, as well as all associated on and off site work.


The original scope of work for the PMB Medical Office Building included a 60,000-s.f. three-story, concrete tilt-up medical office building with a 4.5-story, above-grade parking garage. Oltmans was hired early on and assisted PMB with overseeing the design team selection process. This included obtaining design quotes and providing proposal analysis for the building architect, parking structure architect, structural engineer, civil engineer, and a landscape architect. PMB ultimately contracted directly with the final design team.

Once RadNet, the prospective tenant, was secured for the building, the scope of the project was revised to suit RadNet’s specific budget and needs. The project was scaled down to a two-story medical office building with surface parking only. Throughout this process, Oltmans provided design assistance and budget updates for the duration of preconstruction.
