Stater Bros. Markets is the largest privately owned supermarket chain in southern California. New facilities were needed to consolidate and replace eight existing facilities total 1.7 million s.f. into campus of 2.2 million-sf energy and operationally-efficient facilities. Consolidation and design for high-performance buildings were the goals to reduce the cost of operation and maximize efficiency. Oltmans was brought on board as the design-build contractor to achieve these goals. Oltmans provided value-engineering services and hired regional architectural and engineering firms for an integrated project delivery.
This state-of-the-art concrete tilt-up/steel entry building with aluminum panels consist of a computer room with raised floor and a FM 200 fire suppression system as well as high-end conference rooms, executive suites, training centers, auditorium/conference rooms with movable partitions and circle soffit ceiling, interior and exterior break rooms, kitchen, exterior patio and courtyard area with floating canopies and stained concrete. Other features include an open common corridor with precast concrete fins that are 35 ft tall with full height glass walls and custom steel hand railing with wood caps, stone flooring that includes a 75 degree angle ceiling and a HVAC – central exterior plant. The lobby consists of mahogany veneer wall panels, wood doors and jams along with all wood trim that are integrated to come together as a single system. The Rotunda, a 40 ft high radius area consists entirely of wood veneer panels and in the center of this area is a radius reception desk which is also wood veneer with a stone top.
A security system is installed and can be centrally monitored at the newly constructed security office and includes card readers at all exterior entries and interior entrances beyond enclosed lobby. Security cameras are mounted throughout the interior and exterior campus including common areas and IDF support areas.
The original design provided by the Clientâ€™s out of state architect was used as a bench mark for scope of work and pricing. Oltmansâ€™ constructability and value engineering process saved the Client $ 8 million while increasing efficiency throughout the campus, and in the following areas related to the corporate office facility:
- Site Lighting was reduced while maintaining city foot candle requirements and the Clientâ€™s security lighting requirements.
- Reduced redundancy IT operations back-up infrastructure, while maintaining a Tier 3 data center. There were also significant savings in distribution design and lighting layout.
- The mechanical system was redesigned from a chilled water VAV system to a more cost and energy efficient water-cooled VAV system, resulting in the elimination of a substantial mechanical basement to accommodate a chilled water plant. The design also incorporated an additional 10,000 s.f. of capacity for future tenant improvements and growth to avoid disruption of operations in the future.
