Oltmans Completes Gateway Pointe Project

Announcing completion of the final 304,708 sq. ft. facility at the 70-acre Gateway Pointe Industrial Park, Oltmans Construction Co. has now completed building construction of the 1.6 million square foot complex in Whittier, CA, now termed one of the largest in Greater Los Angeles featuring a location “dead center” in the region.

Chris Bell, project manager for Whittier-based Oltmans Construction Co., reports that the general contractor is currently performing tenant improvements on two of the five buildings in the park.

The newly-completed building at Gateway Pointe Industrial Park is located at 3931 Workman Mill Rd. at the northwest corner of Mission and Workman Mill Roads.

Owned and developed by Southwest Carpenters Pension Trust, Gateway Pointe Industrial Park is comprised of five buildings ranging from 77,195 sq. ft. to 613,375 sq.ft.

Stu Milligan, director of Cushman & Wakefield and the park’s exclusive marketing agent along with David Hasbrouck and John McMillian, reports the 931,320 sq. ft. of the 1.6 million sq. ft. development is already leased.

Four Seasons General Merchandise including 99 Cents Only, has occupied a 613,375 sq. ft. building, the largest in the park. Lagasse, a wholesale distributing company wholly-owned by publicly-held United Stationers, has leased 240,750 sq. ft. of a newly-completed 346,381 sq. ft. building and FedEx has leased a 77,195 sq. ft. structure.

Milligan adds that negotiations are currently underway for the just completed 304,708 sq. ft. building with a national credit tenant.

Milligan pointed to such features as 3% skylights, 30-foot clear height, Early Suppression Fast Response sprinkler systems, 100% concrete loading areas, a secure environment, ample landscaping, high-end architectural treatments, and immediate access to multiple freeways.

Located immediately off the 605 Freeway and south of the 60 Freeway, Gateway Pointe Industrial Park boasts easy access to all areas of Southern California and the western United States. Just 25 miles from the Ports of Los Angeles and Long Beach, Gateway Pointe features lower drayage costs than those associated with projects located further east, Milligan said.
