With over 9 decades of construction experience, Oltmans’ portfolio has spanned the gamut of product delivery. We specialize in ground-up construction, renovation and repositioning, seismic retrofits, and tenant improvements throughout the Southwest United States.
To add value to all of our projects, we have stayed true to our building philosophy of keeping open, honest communication flowing between all project parties. We believe that communication helps us drastically reduce mistakes, adapt to changing conditions and keep the project moving no matter what.
The construction phase includes:
- Construction management, including recommending and managing engineers and other professional consultants
- Design-Assist/Design-Build Project Delivery
- Budgeting, accounting, and comprehensive cost control
- Logistics and procurement
- Self-perform oversight and jobsite supervision
- Hire and management of subcontractors

Specializations
Total Station
Oltmans Construction Co. offers in-house land surveying, utilizing Total Station instruments. Total station allows for greater accuracy in area computation and measurement, database integration (data collected and processed in a Total Station can be uploaded to computers for further processing), faster and more efficient field processes, and, overall, heightened effectiveness in establishing project layouts.
Labor Requirements - Prevailing Wage Requirements / Local Hire
Throughout the course of our 90-year history, Oltmans Construction Co. has never been cited for noncompliance related to a project’s labor requirements including union, prevailing wage, local hire, or small business enterprise goals. To that end, we offer a robust database of subcontractors throughout the Southwest and regularly expand our network to establish the most diverse group of business partners possible.house services.
Self-Perform Experts
Signatory to the Southwest Carpenters Union since the 1940s, Oltmans Construction Co. has a field force of over 300 carpenters located throughout the Southwest United States. We offer self-performance capabilities that are some of the most time-tested, competitive services in our industry including in-house structural concrete, solar, and SWPPP. These offerings provide reliable schedule control opportunities due to the training and expertise that our crews bring from one project to the next. Our superintendents are veterans at managing Oltmans’ self-performance trades, and the ability to control manpower is critical to delivering projects on time.
Safety
We hit the ground running with safety planning both in preconstruction and during the construction phase of the work. All risks are highlighted and effectively communicated facilitating early substitution and/or mitigation of any dangers identified. We prioritize sharing lessons learned and best practices with our trade partners to promote continuous improvement throughout the project. Oltmans’ safety is
led by our Safety Director who maintains a thriving, result orientated team that focuses on reducing the total number of injuries as a key safety outcome.
