Subcontractor Prequalification & Selection
All subcontractors undergo a stringent prequalification process through our cross-platform project management tool, CMiC. They are vetted on the following benchmarks: safety, financial security, current work capacity, and previous work history. When subcontractors fail to meet our standards, they are flagged in the system and proactive conversations are started to qualify them for continued use on our projects. This mitigates project risk and gives our clients important information to make their selection.
Building Information Modeling (BIM) & Clash Detection

Taking into consideration the current volatility in the commodities market, it has been extremely important to lock in procurement early. Doing this requires our clients and subcontractors to provide and honor expiration dates. Oltmans has a proven record of diligently working with the team to identify which commodities should be bought out as soon as possible, in an effort to protect the pricing and delivery dates provided during bid time.
Oltmans regularly works with the Owner and subcontractor/vendor base to provide cost-effective alternatives as required. We evaluate value engineering and alternate options based on the cost-effectiveness of what is being proposed, its constructability, as well as its overall performance capability.
We do our due diligence to conduct rigorous internal reviews with subcontractor input at each stage of the project, from schematic design (SD) to design development (DD) to final construction documents (CDs) delivery. As a transparent team member, we actively review the project for potential cost or schedule savings with the end goal of producing accurate guaranteed maximum price (GMAX) contracts.
