
Be Well OC Irvine
Be Well’s forthcoming Irvine Campus will comprise three (3) single-story, LEED certified, buildings totaling approximately 74,800 s.f. The campus revitalizes the former Marine Corps Air Station El Toro base in Irvine, CA. Partnering with DBaC, Inc. Oltmans Construction Co. will complete the shell and site construction with DBaC, Inc. to complete the healthcare tenant improvement scope.
Building A Outpatient Services - 23,500 s.f.
Considered a category II, type II-B building, Outpatient Services center providing behavioral health and ambulatory services for approximately 30–35 patients requiring half-day or full-day care for less than 24 hours.
Building B Crisis Mental Health - 13,900 s.f.
A I-3 occupancy, category III, type I-B urgent care center offering secure crisis mental health services for requiring between 8-23 hours of care.
Building C Behavioral Health Treatment - 37,400 s.f.
The largest of the three buildings will be a residential treatment facility an I-3 occupancy, category II, Type I-B facility with 120-beds providing 24-hour care and full-time stays ranging between 7-60 days in a therapeutic environment.

Phase I
The Be Well campus embodies a compassionate model for mental health care developed by Mind OC and Boulder & Associates, Inc., blending public resources with private expertise to deliver accessible, voluntary treatment. The campus design fosters dignity, openness, and connection—linking indoor and outdoor spaces through public, semi-public, and private zones that promote community integration and natural healing.
Art and landscape design also play a key therapeutic role, reflecting California’s natural heritage throughout patient courtyards and gathering areas.
Demolition & Site Work
DBaC, Inc. completed the hazardous waste remediation and demolition of three (3) buildings on the 11-acre site, totaling 174,546 s.f. and delivering the rough grading and building pads for shell construction. Because of the site’s history, the project remains under Department of the Navy jurisdiction for environmental remediation. Construction management firm CalComm coordinated protection of active monitoring wells, while FourPoint Construction led parallel infrastructure improvements requiring close inter-agency collaboration to manage utilities, sequencing, and site access.

Sustainable Concrete Ready Mix Since cement production significantly contributes to carbon emissions, the innovative ready mix used for the concrete slabs poured for the three buildings at Be Well was rated with a Global Warming Potential (GWP) ranging from 131 to 481, representing the lowest GWP-rated, self-performed product that Oltmans has completed to date.
We’ve recently completed several projects employing these alternative ready-mix designs, all of which have exhibited outstanding performance in post-pour evaluations. Oltmans’ ability to self-perform these projects has further enabled us to maintain strict quality control and ensure that their clients receive an exceptional product.
