Oltmans Construction Co. provided preconstruction and construction delivery services including design-assist services to reduce the schedule and mitigate construction impacts to the downtown area. Due to the complex logistics of building in downtown Los Angeles, construction of the healthcare campus was fast-tracked utilizing ConXtech, for steel design and erection. Oltmans closely partnered with the architect and ownership teams to explore and implement the critical technology reducing the steel design and erection of the nine-level parking structure scope by approximately thirty (30) days.
LA Family Housing – The Willows, Canoga Park Bridge-Housing

The Willows is the first bridge housing facility for couples in the San Fernando Valley. It is a publicly funded, 28,000-s.f., single-story, CMU transitional space with 75 beds of interim housing for individuals and couples experiencing homelessness. The acquisition of the site was completed by the County of LA utilizing Homeless Emergency Aid Program funds. Oltmans’ project management team complied with all prevailing wage requirements and worked closely with our ownership teams to access alternative sources of funding. We understand that these organizations are critical allies in the affordable development space and are generators of investment and economic growth in low-income communities across the state.

Haas Automation Mass Grading & Infrastructure - Henderson, NV
Preconstruction and construction of a 2.1M s.f., three-building, 277-acre site development project in Henderson, NV.
Mass grading and underground infrastructure of 277-acres to support the future 2.1M s.f. headquarter campus for Haas Automation in Henderson, NV. This involved 277 acres of mass grading, 10,000 yards of concrete poured, and 57,000 lineal feet of underground utility infrastructure installed (excluding electrical).
Children's Institute, Inc. (CII) Watts Campus

Designed pro bono by world-renowned architect Frank Gehry, the Children’s Institute Inc., Watts Campus project is a 2-story, steel-framed, facility in Watts, CA. A primary goal of the project was to integrate seamlessly into the community. To do this, the project management team attending monthly community meetings to provide construction updates and remain responsive to any concerns related to the project. Constructed throughout the COVID-19 pandemic, the team also successfully navigated all county, state, city, and CAL-OSHA health & safety standards, including implementing an active airflow system with 6 negative air pressure machines throughout TI construction.
United Pacific Headquarters
United Pacific Headquarters - Long Beach, CA
Formerly known as United Oil, United Pacific–through its convenience stores and its retail and wholesale fuel distribution network–has established itself as one of the largest independent owners, suppliers, and operators of gas stations and convenience stores in the western United States. United Pacific offers motor fuel products under the 76, Conoco, Shell, and United Oil flags and convenience-store items through the We Got It! Food Mart, My Goods Market, and Circle K brands.
United Pacific sought a headquarter office that would promote collaboration, drive productivity, and foster employee retention and dedication. To that end Oltmans Construction Co. delivered their new build-to-suit corporate headquarters at Douglas Business Park in Long Beach, CA. Oltmans collaborated with the architect to ensure that every part of their office reflected the unique company culture and history. Visitors are greeted in the front lobby by a classic 1953 Chevy Bel Air Convertible that has been repurposed into a reception desk parked in front of two gas pumps that play homage to the firm’s humble beginnings. From the high-end contemporary conference rooms and offices to the one-of-a-kind wood panel fin architectural ceiling feature, no details were overlooked in this space.
The Pegasus School
The Pegasus School Science & Technology Center - Huntington Beach, CA
The Pegasus School is a co-ed, non-profit, non-sectarian day school in Huntington Beach, California that serves pre-kindergarten through eighth-grade students. Their new science and technology building, built by Oltmans Construction Co., expands the school’s STEM program for both lower and middle school students.
Collaborative and proactive team members from campus to campus, Oltmans Construction Co. is committed to being at the forefront of private education and charter school construction innovation and safety. To deliver the Pegasus School Science & Technology Center project on time for the start of the new academic year, Oltmans continually coordinated with the school, staff, and operations teams to reorganize campus programming throughout construction. This included temporarily re-routing student drop-off, pick-up, and implementing solutions to reduce construction impact to the existing programming and adjacent residential neighborhoods.
CDFA Measurement and Chemistry Lab

Toyota Logistics Services Vehicle Processing and Distribution Center (VDC)
Toyota Logistics Services Vehicle Processing and Distribution Center (VDC) - Long Beach, CA
Preconstruction and construction of a new Toyota Vehicle Processing and Distribution Center (VDC), to replace the existing VDC facility, within the same paved (144 acres less 16-acre reduction) lot.
The LEED Gold post-production building is anticipated to process over 200,000 auto imports annually through the Port of Long Beach and is in line with Toyota’s leadership in the sustainable automotive industry. The campus features several sustainably significant features like a hydrogen refueling station and a renewable energy fuel cell power plant that was added to the campus reconfiguration to meet the anticipated increasing demand for electrical vehicles. The onsite renewable energy fuel cell power plant converts natural gas into water and electricity with the electricity generated to supply power to Toyota’s operations and EV chargers. The water byproduct is pumped into the car wash to be reused onsite. These components additionally reinforce the port of Long Beach’s commitment to the growing technology and dedication to refueling heavy-duty fuel cell trucks that operate within the port as well as zero-emission hydrogen import vehicles for the US market.
AJ Kirkwood Headquarters
AJ Kirkwood Headquarters Historic Renovation - Fullerton, CA
Oltmans Construction Co. was awarded the revitalization of the former Beckman Coulter campus located in Fullerton. A majority of the original 50’s Beckman Coulter campus was redeveloped and converted into a seven building concrete tilt-up, business park. Building 8, Beckman Coulter’s original administration building was historically restored as the new A.J. Kirkwood & Associates Headquarter office.
Historic adaptive reuse and rehabilitation of the previous Beckman Coulter Administrative Building into AJ Kirkwood’s headquarter office required many hours spent in the collaboration with the City of Fullerton to establish and implement exterior improvement criteria that restored the building to its original historically significant appearance. To ensure the successful delivery of this project Oltmans’ provided accurate, upfront estimating, cost-effective product solutions, and readily exemplified a resourcefulness to employ construction technologies and implement field solutions that met each of the project’s specific needs.
Goodman Commerce Center Eastvale
Goodman Commerce Center - Eastvale, CA
Goodman Commerce Center Eastvale is one of the largest mixed-use developments in Southern California, providing Class-A logistics, retail, medical, and business park facilities. The business park rests on 124.1 acres and is comprised of ten buildings, totaling 2,598,247 s.f. of multi-use, concrete tilt-up product. The two largest facilities within the center span one million s.f. and are used for e-commerce fulfillment. The project in its entirety was delivered within an accelerated timeframe, taking 29 months, 163,422 man-hours, and over 181,151 cubic yards to construct.
When Australian developer Goodman sought to break into the California industrial marketplace, Oltmans rose to the challenge. Goodman Commerce Center Eastvale is one of the largest mixed-use developments in Southern California. Totaling 2,598,247 s.f. of multi-use, concrete tilt-up product the commerce center features three (3) industrial warehouse facilities, an eight (8) building, multi-tenant business park, and a pedestrian bridge & parking.
