Purlin Repairs
Our team works closely with civil engineers, inspectors, and tenants to ensure repairs are timely, necessary, and done right the first time, specifically addressing purlin and subpurlin deterioration without expanding to other structural repairs. We understand the importance of maintaining structural integrity while minimizing disruption to tenant operations and the timeliness of construction to maintain a competitive market advantage.
Roofing & Structural Maintenance
Standard roofing systems maintain a 20-year NDL (No Dollar Limit) warranty but as buildings approach 50 years of age, structural maintenance becomes increasingly critical to the longevity of the facility. Varying rates of deterioration can be observed in both wood and metal components, especially in areas with high-temperature fluctuations, moisture, and/or industrial activity. Once these repairs are identified, the construction team's scope will be concentrated on the repair of purlins and subpurlins, which are critical components in maintaining roof stability. The level of structural intervention is dependent on the specific use of the facility with manufacturing tenants utilizing high-heat, often requiring the most extensive repairs.
Thorough Inspection & Repair Process
Specialized third-party inspectors and structural engineers will assess and identify the specific repairs needed to maintain structural integrity. Each purlin and subpurlin is thoroughly examined, flagged for repair, and documented in a detailed report. Once the property owner approves the repairs, the construction team carries out the work in strict accordance with the engineer's specifications.
Scrim Removal & Installation
If a building requires scrim, Oltmans Construction Co. will assist with identifying the most qualified subcontractor to handle its removal or installation with care, systematically coordinating the timing and sequencing to ensure the repairs and scrim work are completed efficiently and seamlessly.
