Torrance Commerce Center
Transformation of an approximately 110-acre site into a modern logistics, technology, and industrial center in Torrance spanning over 900,000 s.f. of new construction.
The Torrance Commerce Center transformed approximately 110 acres of the former Toyota Motor North America headquarters into a modern industrial and commercial campus in Torrance, California. Strategically located between Los Angeles International Airport and Long Beach Airport, the redevelopment revitalized the former corporate site and created new opportunities for businesses and employment in the South Bay.
Delivered in two phases, the project included demolition of existing improvements and construction of seven concrete tilt-up buildings, along with tenant improvements and site infrastructure. Offsite improvements included new domestic and recycled water utility connections, as well as grinding and overlay of adjacent streets.
The team incorporated sustainability and long-term operational efficiency throughout the development. All seven buildings feature solar-ready roofs, electric vehicle charging infrastructure, designated low-emission vehicle parking, LED lighting, drought-tolerant landscaping, and energy-efficient mechanical, electrical, and plumbing systems designed to meet California Title 24 requirements.
With companies including Hadrian, Alpine Electronics, and AIT occupying space within the development, Torrance Commerce Center has helped reposition a prominent former corporate campus into a contemporary employment center supporting the region’s industrial, technology, and logistics sectors.
